Intelligent New York City real estate investors purchased real estate years before the 2nd Ave subway opened in NYC. These investors took advantage of improvements in infrastructure, schools, and other improvements to the community earning substantial appreciation.
The presentation is 45 minutes and will be followed by a Q&A. The presentation and discussion is about how to find, look for and make similar real estate investments and more.
The Seminar's purpose is to motivate you to think about investing in real estate in a measured way without the stress of making or being pushed into a transaction.
We seek to promote practical real estate concepts such as:
• Where to invest? Many real estate investors big and small buy on a feeling or emotion. If it is too good to be true, it probably isn't. Real estate does well based on location and in different environments. We are going to discuss what has done well over time and some great ideas on what should do well in today's changing legislative environment.
• Some simple cash flow models that you can use to evaluate real estate that you own today and invest in the future.
• How does real estate compare to other investments? For instance, Dean Baker, an economist, believes that one's home is the riskiest asset they own. The reason is because for almost two-thirds of the life of the mortgage, the debt owned on the real estate usually exceeds the equity. He believes it is the riskiest asset because if you work in an industry that is prevalent in a specific geographic area you could lose one's income and the value of one's home as well. For instance, what if Donald Trump institutes a border tax of say, 20%, and brings back manufacturing to the United States? What would that mean for real estate? The answer may surprise you.
