Presentations and Networking Analysing Deals- Brian Levin Property Strategy-Craig Hopkins Brian Levin: Brian is a highly experienced professional with a diverse range of experience in the property-financing, banking, property and consumer industries. He is a trained Chartered Accountant and joined the lending industry in 2008 after leaving PwC. Brian has a range of experience across, operations, underwriting, budgeting & forecasting and strategy. He has contributed to the growth of Masthaven and Dragonfly, now Octopus Property, as well as being a part of the senior Management team at UTB. He is now working with Crowd with US as its Director of Investments. Craig Hopkins Fun & interesting ways of looking at little properties for big returns Craig will be sharing with us how he thinks about, and the different strategies he employs, with investing in what he calls baby buy-to-lets (BBTL) and why they are a great investment for everyone even though they are not seen as a sexy investment. It should be fun, educational and interactive. Craig is originally from South Africa where he qualified as a Chartered Accountant. As a student he started a short term bridging finance business using residential property as security for the loans advanced. From this he invested the profits in building up a small investment property portfolio as a long term pension plan. In 2006 he was offered a job in the UK – and never made it back to South Africa. In 2008 he started investing in HMO’s just outside of the M25 that were on good commuter routes into London and targeted young professional tenants. As a result of the credit crunch he was unable to refinance and with his South African passport was unable to obtain any new mortgages. Using his existing skill set he then started a book keeping business aimed at helping property investors with keeping and compiling their records and accounts. Over time he expanded this to include assisting clients with customised investment property business plans in order to obtain private finance. Both these services involved working closely with investors and seeing the success (and failures) of their strategies. As his experience and client base expanded he started consulting to investors with 5 or more properties that needed help with the back office and behind the scenes management of their portfolio. Management systems are not the sexiest topic generally but for any investor with a portfolio that is getting out of control this can make thousands of Pounds and many hours difference. When he finally obtained his British passport he started investing again, but this time in what he calls “Baby Buy-To-Lets”. These are 100’s of miles away from where he lives – but he hasn’t let the distance put him off as the numbers (and cash flow!) work so well. As his portfolio grew he ended up outsourcing his accounts but when this wasn’t done to the standard he wanted, he looked for a new accountant and bookkeeper. Unable to find what he was looking for, he dusted off his accounting “hat” and started his own business that only works with property investors bringing peace, order and systemisation to their back office.
