Tour Our Just Completed 6 Unit ADU Project

Hello to all my ADU friends!

By now, you have heard about the many new State Laws that allow more and more ADU opportunities. Well, today I am inviting you to tour our latest Six-Unit ADU Development. When we purchased this property, it had a single-family home on it. Now, it features four 3-story units with rooftop decks and two 2-story units. Yes, that is a total of six units on a 6,500 sq ft lot.

As amazing as that is, the newest State Laws offer even more opportunity. Theoretically, we could now build ten duplexes on this same lot. That's a total of 20 legal, rentable units!

Our just-completed project contains two 3-story units that feature a bedroom and bath on the bottom entry level. The two stories above comprise the main living, kitchen, and dining areas, with two bedrooms located on the top third floor.

This is the model for our next 3-story duplex project. The only change required is to add a kitchen to the bottom-level bedroom and bath, creating the second unit. The two stories above that form the primary 2- or 3-bedroom unit.

Imagine the potential cash flow from 20 brand-new, contemporary rental units. It could easily be $55,000 a month! Pretty awesome, right? But these new state laws offer even more opportunity. Each of these new-build duplexes can be sold separately on their own subdivided lot. Selling the duplex individually should increase the sale value by 10 to 15% from the exact same construction.

Why this is important:
This is personal to me. I have been a Real Estate Broker/Agent for over 38 years in Los Angeles, experiencing the market's ups and downs firsthand. I recently asked Gemini AI for the appreciation over that time. The answer: "Residential real estate in Los Angeles has appreciated by approximately 626% since 1989." That's one of the primary reasons people want to own their homes—it's their retirement money.
The problem is that sale prices have increased faster than wages, resulting in young people being priced out of the market. They just can't afford it.

Capitalism for social good:
A first-time buyer can purchase one of our new duplexes, and conventional lenders will add the projected rent from the second unit to their qualifying income for the purchase loan. That additional income will then help them pay their mortgage every month. This dramatically increases their buying power and unlocks the door to homeownership.

The developer wins, and the end buyer wins. Now, together, we can be part of the solution to our housing shortage crisis.

I will hold two showing events: one on a weekday and one on a weekend. This is the most important moment in time to take advantage of these new opportunities. There is only a handful of people in Los Angeles that truly understand the power of these new laws. I was fortunate that in 2017 when the first ADU laws came out, I felt something amazing was coming. Nine years later, that amazing opportunity is here.
