"299 Flowers Place stands as a landmark moment for B3 — Better Built Blocks — our first development in Atlanta's historic Washington Park neighborhood. B3 is a community-first real estate enterprise operating at the intersection of development, transactions, and technology, built on a single thesis: overlooked neighborhoods are not liabilities. We show up where capital has turned away, building homes and futures that belong to the people already rooted there. What sets B3 apart is our deliberate balance of for-profit development and nonprofit advocacy — growing neighborhoods without displacing the people who made them worth investing in.
It is only fitting that our debut in Washington Park be grounded in the spirit of Herman Perry, the visionary Black entrepreneur who built an empire in Atlanta during the early 20th century. Perry's Citizens Trust Bank, Standard Life Insurance Company, and countless real estate holdings helped shape the economic backbone of Black Atlanta at a time when systemic barriers made such achievements extraordinary. Washington Park itself was among the neighborhoods his vision helped cultivate, providing Black Atlantans with homeownership opportunities and a place to build generational wealth. With 299 Flowers Place, B3 carries that torch forward — honoring Perry's legacy by continuing the work of building, owning, and investing in Black communities from the inside out.
Central to our approach is a deliberate strategy to develop within the Atlanta Beltline Overlay district. This isn't accidental — by building within the overlay, any subsequent property tax increases triggered by rising values are absorbed by the Atlanta Beltline Partnership, not passed down to longtime residents. It's a structural solution to one of gentrification's most insidious side effects: neighbors being taxed out of the communities they built. On the nonprofit side, B3 Partnership, Inc. fights the battle on a different front — launching community-driven platforms like Southwest Living ATL to dismantle the negative stigmas that have long suppressed investment and pride in Southwest Atlanta's 83 neighborhoods. Together, these two arms of B3 work in concert: one building the blocks, the other building the narrative.
Beyond its rich history, Washington Park offers residents an unmatched collection of amenities that few neighborhoods in Atlanta can rival. The Atlanta Beltline runs through the community, connecting residents to the broader city on foot or by bike. Washington Park itself anchors the neighborhood with a pool, tennis courts, a football field, and a gym — all within walking distance. A MARTA station provides seamless access to downtown, which sits just minutes away, giving the area a vibrant, connected urban feel. And with Mercedes-Benz Stadium just around the corner, the energy of major events, concerts, and championship moments is practically at the doorstep. The Atlanta REIA Onsite Renovation Group (ORG), led by Chrissy Griffin and Don DeRosa, is an educational and networking group that focuses on the acquisition, renovation and retail resale (fix and flip) of single family residential homes.
The Onsite Group meets on the 1st and 3rd Tuesday of each month at NOON at an active renovation site, build site or rental property which will vary from month to month and be announced prior to the meeting on the Atlanta REIA Calendar at http://atlantareia.com/calendar/.

The Onsite Renovation Group will focus on properties inside the I-285 perimeter and the in-town neighborhoods. The purpose of this group is to allow both new and experienced rehabbers and investors to meet, network and share knowledge and experience with “hands on” access to real property.
