Case Studies (real deals):
Rolling Hills (Lexington, NC): Raw land → ready-to-build. Due diligence, access/roads & bridges, utilities/septic path, and multiple exits (subdivide, RV/boat storage, JV).
Denton Retail (Denton, NC): Non-performing wedding venue → multi-tenant retail. Renovations, leasing strategy, and real demand signals from highway exposure.
