Pete says that most of what he’s done is based on developing relationships with people. As an example, his relationship with just four families has resulted in 71 transactions. Of course, he has done a multitude of transactions with others as well, but he says his success is nearly always based upon the relationship he builds when he speaks with people.
Once you develop a relationship where people trust you and know they can depend upon you, they are likely to come back to you again and again for future transactions.
Even for a one-time transaction, it is the nature of the relationship that you establish that determines the success of the deal you can make.

That relationship can make the difference between being able to do a deal or not do one.

It also gives you the opportunity to discover how to create the terms that work best for all parties involved, leading not just to being able to complete a transaction, but with the level of satisfaction that results.

That satisfaction could make a big difference in dealing with any obstacles or issues that arise in completing the deal.

It also opens the door for them to do future deals with you.

Further, it provides the opportunity for referrals to the people they know. Even if they won’t ever have another real-estate transaction, they know someone who will. If you have built a good relationship with them for a one-time-only transaction, when their friend is in need, whom do you think they’ll recommend?
Don’t underestimate the value of relationships. You might be able to make some money ignoring that factor. But if you really want to build wealth, you would do well to cultivate good relationships.
