So FlipOut Academy is located in the Eastern Hills Mall, the second Thursday of every month we host a real estate network meeting from 6:00p-8:30p (ish) depending on how lively and engaged the crew is.

We have a mix there's a solid following of the same repeat investors and I've been noticing there have been a lot of new faces, younger too, at each event which is always exciting!

WHO:
Towne Housing Real Estate will be working in Partnership with the Success Investors Network to present a 6 month series on Investment Management and Portfolio Development.

WHAT:
Learn how to build from the ground up a portfolio that will earn you passive income for years to come. Through interactive conversation, guest speakers and optional workshops you will be taken through the various aspects of building and owning a rental portfolio.

The PropSwap is where investors bring properties they want to wholesale - so if you have a current property locked under contract that would be a good flip or investment for another investor you can bring a couple printed pieces of paper with specs on it, and feel free to take the floor to pitch it to the room and making those exchanges of information to make new contacts.

There are a lot of investors that attend that are interested in acquiring fully occupied rentals, so it's a good place to unload some rentals "I have this property at XXX address, there's 2 long term tenants they pay $$ and are pretty decent, I would let this go for $$$" NOTE: FlipOut and our team there has absolutely nothing to do with facilitating any of these deals, we just are the meeting table / platform for people to exchange that type of opportunity. 0 hand in anything, and frankly don't want to hah!

LAST MONTH'S RECAP:

The meeting on Feb 13th we covered hiring contractors and pulling permits, to get your rental unit up and running and ready for lease! We discussed who you should hire (Hint: Licensed & Insured Contractors- GET A w9 & EIN # before making that first payment) The best way to ensure your expectations are met is by completing a detailed scope-of-work with your contractor on your initial walk through, down to the outlet plates (seriously) so you can avoid having to micromanage contractors.

Once the remodel or updates have been completed Towne Housing then has their leasing agents come in to inspect the unit before marketing it for potential renters. Having a second set of eyes when it comes to leasing a unit is KEY. Dee, their leasing agent, comes in with a second set of eyes- acting as the eyes of the tenant, and determining if the unit is livable. Dee can catch any little things that have been over looked, for example: if the utilities aren't turned on yet, the water is warm but not hot enough, or perhaps an appliance was delivered but not properly hooked up.

Once you've marketed your unit and begin showings, you'll want to do a renters application and background check for all potential renters. This check is to see if they play well with others. Do they owe any utility companies? Have the been previously evicted? Etc. You'll want a proof of income, assistance- if any, and in some cases of student housing- proof of the cosigner (or parents) income.
