About us
Welcome to Buy, Reprice, or Run Like Hell—a community for commercial real estate discussions.
An attractive listing isn’t the same thing as a sound investment.
Maybe the income looks strong, the seller promises upside, or the financing appears workable. But what happens when we question the assumptions?
Would you buy it, negotiate a different price, or walk away?
That’s what we explore together.
We welcome investors from across the United States who want to exchange experiences, examine example deals, and build relationships with others interested in commercial real estate.
Our preferred topics are:
• Apartments and multifamily properties
• Mixed-use buildings combining residential and commercial space
• Self-storage facilities
• RV parks and campgrounds
Properties and examples can be located anywhere in the USA. We consider local market conditions rather than assuming every market works the same way.
Together, we’ll discuss income, occupancy, operating expenses, financing, cash flow, property condition, renovation assumptions, and due diligence.
This isn’t about agreeing on every deal. It’s about understanding why different investors reach different conclusions—and learning from those perspectives.
New and experienced investors are welcome. Members must be 18 or older. No active deal or prior commercial investing experience is required.
HOW WE MEET
Our live online gatherings include workshops, investor roundtables, and example-property discussions. Expect introductions, short educational explanations, and meaningful time for members to ask questions, share experience, and discuss the numbers together.
Members can suggest topics and examples. We use hypothetical information, public sources, or materials shared with permission. Sharing private financial information is never required.
ORGANIZER AND SERVICE PRESENTATIONS
Ray Durbin, a real estate investor and deal advisor, organizes the community. The group is affiliated with his separate real estate advisory business.
Service presentations remain secondary to education and member interaction. Purchasing services, booking consultations, or joining a marketing list is never required. Unsolicited sales messages are not welcome.
FEES AND PRIVACY
Membership and our initial event series are free. Any future event fees will be disclosed before registration.
We meet through Zoom. Each event will explain any additional registration requirements. Registration information is used for event access, administration, and requested materials—not automatic enrollment in promotional emails.
Any recording will be disclosed beforehand. Member contributions will not be recorded or distributed without permission.
Our discussions are educational. No investment returns are guaranteed. The group is not a property-sales marketplace or a venue for soliciting pooled investment funds.
Bring your curiosity, your questions, and a willingness to hear another perspective.
Buy, reprice, or walk away—let’s discuss why.
