An attractive listing isn’t the same thing as a sound investment.

The income looks strong. The seller promises upside. The financing appears workable.

But what happens when we question the assumptions?

Join our first Buy, Reprice, or Run Like Hell gathering for a free, live discussion about evaluating commercial real estate.

Using an example property, we’ll explore:

• Whether rents and occupancy assumptions are realistic
• Operating expenses that can be understated or missing
• What remains after expenses and loan payments
• Risks to investigate before making an offer
• What might lead different investors to buy, reprice, or walk away

Our community focuses primarily on apartments, multifamily properties, and mixed-use buildings. Self-storage facilities and RV parks are also in scope, with examples and perspectives welcome from across the USA.

WHAT TO EXPECT

This is an interactive workshop—not just a presentation. We’ll begin with introductions, cover key concepts, examine an example together, and leave time for questions and shared experiences.

New and experienced investors are welcome. No active deal or prior commercial investing experience is required. You can participate without sharing private financial information.

WHEN AND WHERE

Wednesday, October 21, 2026
7:00–7:45 PM Eastern
Online via Zoom | Free

HOW TO REGISTER

RSVP on Meetup, then complete Zoom registration through the event’s online link. Zoom will email you your joining instructions.

Can’t attend live? Complete Zoom registration anyway, and Ray will email you the educational recording afterward. A Meetup RSVP alone does not provide your email for recording delivery.

RECORDING AND PRIVACY

The teaching and example-property portions will be recorded. Personal introductions and member discussion will not be recorded or distributed without permission. Registration does not automatically subscribe you to promotional emails.

HOST AND BUSINESS AFFILIATION

Hosted by Ray Durbin, a real estate investor and deal advisor. This group is affiliated with his separate advisory business.

At the end, Ray may briefly explain his optional paid deal-advisory services. This segment is secondary to the workshop and discussion. No purchase, consultation booking, or marketing signup is required.

This session is educational. No investment returns are guaranteed, and no investment funds are being solicited.

Bring your questions and your perspective. Let’s discuss what makes a deal worth pursuing—and when walking away is the better decision.
