Using an apartment example, we’ll follow the money together.

WHAT DOES THE PROPERTY REALLY EARN?
We’ll examine rents, vacancy, unpaid rent, and other income. Then we’ll subtract operating expenses to calculate net operating income (NOI)—and question costs the seller’s numbers might overlook.

WHAT IS THAT INCOME WORTH?
We’ll explain cap rates and show how changes in NOI or the assumed cap rate affect estimated property value. Could a seemingly small expense change what you’re willing to pay?

HOW DO I GET PAID?
We’ll subtract debt service and replacement reserves to see what cash remains. We’ll also discuss how ongoing cash flow differs from potential proceeds when you refinance or sell.

Then we’ll compare perspectives: Would you buy it, reprice it, or run like hell?
