Hi, I'm Joe Arlt and I did all of the above through real estate investing. It was quite a journey though, and I wish I knew back then what I know now. So my mission is to give back and share everything I've learned to help you become financially free like I did.

Decades ago, Tammy was at the top of her career as a nationally recognized professional hair stylist. But her life tragically changed when she was hit by a drunk driver. She was physically paralyzed and her previous career was over. It took countless surgeries and years physical therapy, but she rebuilt her body and life from the ground up.
Eventually, she found a new career as a realtor and then investor. She's done it all over two decades, and learned every possible lesson of what to do and not do.
After she figured out the game and found her own financial freedom, she started giving back by starting her own Real Estate Investors Association, Capital City REIA, and helping members and students learn how to invest the right way.
If you really want to be financially free, I think Tammy has the best and most practical strategy out there for you. As Joe mentioned, many of you want to get into real estate to escape the rat race, build generational wealth, and retire early.
Awesome, I freakin' love it!
But when most people start learning about real estate, they get sucked in to "sexy" strategies like wholesaling or flipping.
And I just...don’t get it!
WHY?
Don’t get me wrong, wholesaling and flipping are amazing strategies for income. But they’re short-term strategies!
If you want to build generational wealth and retire early...you need to have mailbox money coming in every month without you working for it.
I'm talking about real PASSIVE Income.
The best strategy I’ve found for doing that is investing in MULTI-UNITS. That means duplexes, small apartments, mobile home parks, etc.
These properties are amazing for cash-flow, and you don’t have to do 100 deals to become financially free.
In fact, you can be free in 3 to 5 years, with just a handful of deals.
And you can do this without experience, without credit, and without capital.
I understand if that sounds like a big claim, but I speak from experience.
If you just want to make a quick buck, this ain't the strategy for you. But if you want to never have to work a J-O-B again, get money every month passively, and provide for your family for the long-term, then I think you'll want to hear what I have to say.
