Well it is hard to believe that it is already December!  This year has gone by so fast it's mind boggling! The Art of Due Diligence - by Greg Danyliuk 
 
For many investors, new or experienced, townhouses and condominiums can make an excellent investment.  The key to ensuring you are investing in a sound complex is to complete a thorough review of the condomium documents as part of your due diligence. When purchasing a townhouse or condo, the condominium documents will provide key details as to how the complex is being operated. 
Think of a condo corporation like buying a business. The documents will include monthly and annual financial statements, copy of the insurance certificate, copy of the reserve fund study and plan. How much is in the reserve fund, for future capital cost replacements such as roof, windows, siding, parking lot, etc.  Minutes of the monthly condo meetings, annual general meeting and management contracts are also very important to consider.
It is recommended to use a reputable company that will review these on your behalf and provide you with a detailed report of their findings.  This will be key to minimize or to be aware of any special assessments, condo fee increase or related concerns with the complex before the purchase is completed.
Therefore, when writing offers on a townhouse or condo, ensure one of the conditions is a condominium document review. Expand your due diligence and protect your investment.

Mastering Influence - by Bryan Nickel 
 
There were many of us who attended the Abundance Game Day & Seminar a week ago.  I know that for myself it was the experience of a lifetime.  Never in my life did I ever think that I would have the opportunity to influence so many people at one time.  You know, eight years ago I was in a much different situation than I am today.  I was in a failed relationship and things were not going well.  Then I met my wife, and about two years later things really started to change.  I realized that it was a mind set change. I had to completely change the way I thought about everything I thought I knew.
 
And so it was that Carly & I started on the road to financial education.  We met some amazing people and learned some amazing things.  It was April of this year that we met Brandon Broadwater, the creator of the game of Abundance.  Over the next several months we played the game, and talked to Brandon on a regular basis.  Then we finally decided to schedule an event where Brandon would come to Edmonton and help us out with a seminar.  It was this first seminar that started things rolling for us towards this life of Abundance.
 
Our seminar was on November 28th and I would like to share one of the highlights from our event.  It deals with how to master influence with other people without them feeling that they have been sold.  There are 7 steps to Master Influence, in this newsletter I am going to write about the first three.
 
Step 1: Your state and the state of which you are speaking with.  Your state is very important to influencing others.  Brandon said that people don't buy your product from you; they buy your state.  So your state needs to be on the highest positive level as possible and it also has to be genuine. Your state will then automatically transfer to the individual you are speaking with.  You also need to be certain of your state, that means being absolutely, 100% completely certain of the way you are feeling.
 
Step 2: Grab their attention.  A statement of fact that will grab their attention and that will hold it.  It can be almost.  A simple statement that grabs attention is based on a couple of things. First of all, ask a pointed question that will illicit an answer of a simple yes or no. That way you can find out exactly what is of interest to them, this leads automatically to the next step...
 
Step 3: Build Rapport.  In order to genuinely build rapport, you need to ask them questions about them. This involves asking questions that cannot be answered by a yes or no question, but a question that makes them talk about themselves.  The key to building true rapport is to genuinely serve others.  Learning about them, what drives them, what is important to them. Becoming a true friend.
