As the market changes investors are struggling to find deals. Pre-Foreclosures and Shadow Inventory still remains the largest source of distressed inventory.

In the Chicago market there are over 30,000 pre-foreclosures that will end up either on MLS, Auctions, or bank owned REO properties. Most real estate investors including experienced investors have no idea of how to work the Pre-Foreclosures. Pre-Foreclosures are the single largest source of hidden deals at any given time.

Pre-Foreclosures can be divided into two major categories
• Properties listed in the MLS (5% of all Pre-Foreclosures)
• Off market deals NOT in MLS (95% of all Pre-Foreclosures)

• Pre-Foreclosures with equity
• Pre-Foreclosures 60 days or less from auction
• Pre-Foreclosures without equity or commonly known as short sale.
