Nilesh Rathi is a full-time freelance IT consultant and an accomplished UK property investor with over 10 years of hands-on experience in the property sector.
Over the past decade, Nilesh has successfully completed 15 property transactions, specialising in auction purchases, commercial, and mixed-use investments. He currently owns eight commercial and mixed-use properties with a combined portfolio value in excess of £4 million.
Since 2017, Nilesh has worked closely with private investors, consistently delivering above-market returns through disciplined deal structuring, robust due diligence, and value-add strategies. To date, he has successfully raised over £750,000 in private investor finance to fund his projects.
In recognition of his expertise and execution capability, Nilesh was awarded “Auction Deal of the Year 2025” at the Property Investors Awards, celebrating one of the most outstanding property deals completed through auction in the UK that year.
Nilesh is passionate about sharing real-world insights, practical lessons, and repeatable frameworks to help investors confidently navigate auctions, commercial property, and investor funding.
