Parcel fabrics contain a rich set of recorded cadastral information, including parcel boundary dimensions, connection-line dimensions, and, in some jurisdictions, survey control or GNSS coordinates. While least-squares adjustment is traditionally associated with survey observations, parcel fabric workflows often operate on the recorded values depicted on plats, subdivision plans, deeds, and other land records. These record dimensions are typically derived from the original survey measurements rather than representing the measurements themselves. As a result, the application of least-squares techniques within a parcel fabric introduces unique considerations that differ from conventional survey-network adjustments. Modern land record documents may also include coordinate observations—such as GNSS-derived control points—which can provide additional measurement constraints within the adjustment process.

Join us in this Parcel Fabric meet-up where we’ll explore how least-squares methods are applied within a parcel fabric environment to evaluate and improve spatial accuracy. We will review how recorded parcel dimensions, connection-line dimensions, control information, and coordinate constraints can be analyzed to discover and remove outliers, assess data quality, and derive best-fit point locations. The meetup will cover the analysis workflow, interpretation of adjustment results and diagnostics, and the subsequent application of accepted results to update parcel fabric point locations.
