There are land parcels currently available within the city limits of Chicago which are zoned for a 3-flat. Construction loans are difficult to get, especially for newer investors or developers. However, by representing or working with a home builder with a track record of at least five completed builds within the past two years, it is possible to receive 100% funding on vertical construction on your land.
Some of the parcels for a 3-flat are available for less than $200,000 (west of Logan Square), and can either be financed or further discounted with a cash buy.
