FOCUS: Would I Do a Deal With You? 7 Qs Before Partnering or Lending on a Deal

Seven Questions to Answer Before Partnering or Lending on a Deal
A bad partnership or private loan can turn a good deal into an expensive lesson.
Most people spend all their time talking about the property, the money, and the upside.
Then the deal gets hard.
It needs more cash. Payments stop. Someone does not do what they said they would do. Two people want different things. Nobody decided who gets the final say.
That is where partnerships and private loans break.
This week during FOCUS, I am walking through the seven questions I want answered before I partner with someone or lend money on a real estate deal:
- What does each person actually bring to the table?
- Who controls which decisions?
- Who is putting up cash, credit, guarantees, collateral, and labor?
- What happens when the deal needs more money?
- How and when does everyone get paid?
- What happens if someone stops performing or payments stop?
- How does the partnership or loan end?
No legal-document lecture.
No theory.
Just a practical conversation about how to spot the problems before you sign the agreement, wire the money, or hand someone the keys.
Bring a partnership or lending opportunity you are considering. You will leave with a better way to pressure-test it before it becomes a problem.
