### 🏠 Real Estate Auctions: Know Before You Bid

Mortgage. Tax. HOA. Judgment.
They may all result in a property being sold at auction—but they are NOT all the same.
Buying real estate at auction can create some interesting opportunities. But before you bid, there’s a much more important question:
Do you actually know what you’re buying?
What liens could survive the sale? What gets wiped out? Are there redemption rights? Could there be other claims against the property? And what could turn what looked like a great deal into a very expensive mistake?
This Wednesday at the NASA Area Real Estate Investors Focus Group, we’re taking a deep dive into four types of real estate auctions that can happen on the first Tuesday of each month:
🔨 Mortgage Foreclosures
🔨 Tax Foreclosures
🔨 HOA Foreclosures
🔨 Judgment Foreclosures

We’ll look at the pros, cons, risks and important differences between them—and what investors should investigate before deciding whether to bid.
We’ll also touch on HUD foreclosures and estate foreclosures and how those opportunities may differ.

⚠️ Winning the bid doesn’t necessarily mean you won.
One of the biggest mistakes an investor can make is assuming that because a property went through an auction, everything attached to that property simply disappears.
It doesn’t necessarily work that way.

We’ll discuss liens, title issues, redemption rights, what may survive a foreclosure, what you’re actually purchasing, due diligence before bidding, and other potential problems you need to know about.
The goal isn’t to scare you away from auctions. It’s to help you better understand how they work so you can make more educated decisions and minimize the chances of buying something you wish you hadn’t.

🚨 But there’s another side of this conversation…
Understanding auctions isn't only valuable if you want to buy AT the auction.
It can also help you find opportunities BEFORE the property ever gets there.

Homeowners facing mortgage, tax, HOA or judgment foreclosure may not fully understand what is happening or how quickly their situation can change. Some procrastinate. Some ignore the letters. Others simply hope the problem will eventually go away.
As a real estate investor, understanding the process, timelines and potential consequences can make you much better equipped to have conversations with distressed property owners and explore possible solutions.
And sometimes, the better opportunity isn't buying the property at auction.

👉 It may be buying it BEFORE it ever gets there.
Before the auction, you may have more time to investigate the property, understand the title situation, work directly with the owner, structure a solution and potentially avoid competing against everyone else at the auction.
