How it works
We meet once a month, 12 months a year, on the same day, week, and time of the month. Each month we cover a different investing topic in the Lifecycle of an Investorβranging from wholesaling to rehabbing to becoming a bank through private lending.
Our meetings are not sales pitches. They are opportunities for us to dive deep into a real estate topic, connect with local experts in our marketplace, and build long-term relationships with other doers and deal-makers.

Your GRID Leadership
GRID Charleston is led by Paul Kelton.
Paul Kelton specializes in small-to-mid sized investment sales in Charleston, with a focus on helping investors identify overlooked properties and turn them into long-term assets. Since 2020, heβs closed over 100 transactions, primarily in the 2 to 49 unit range, spanning rehabs, stabilized investments, single-family homes, rent-by-the-room properties, land development, and everything in between. He works closely with buyers, sellers, and operators to create lasting value.
Heβs also the founder of Tide Property Management Co., a Charleston-based firm managing over $60 million in real estate. Tide was built on the belief that treating residents with respect and care not only protects the investmentβit strengthens the community. That same philosophy guides how Paul works with clients: openly, honestly, and with the bigger picture in mind.
In 2025, Paul launched GRID Charleston, a monthly gathering for real estate investors, brokers, and professionals who believe in growing together. The group is built on relationships, not transactions, and provides a space for long-term thinking, shared knowledge, and mutual support.
Paul lives in Charleston with his wife, son, and two dogs. Heβs committed to building a business that lasts- and helping others do the same.
