About us
Focused on land, problem properties, ADUs, SB 9, and value-add deals. Serious homebuyers who want to think like investors are welcome.
This group is for people who care less about HGTV and more about dirt, entitlement, and real numbers.
SoCal Land & Real Estate Investor Lab is a community of investors, operators, and professionals focused on:
- Land: finding, evaluating, and adding value through entitlement, ADUs, and SB 9
- Deals: small development, value‑add, and joint‑venture opportunities
- Skill‑sharing: matching people who have capital, land, or expertise with people who need it
Homebuyers who want to think like investors are absolutely welcome, but our conversations are geared toward investment and development decisions.
### Who this group is for
- Land buyers and sellers
- Small and mid‑size real estate investors
- Builders, GCs, designers, and entitlement/permit pros
- ADU/SB 9 and infill developers
- Agents, lenders, and consultants who work with land and investment property
All experience levels are welcome—as long as you’re serious about learning and contributing.
### What we do
We host regular virtual meetups (with occasional in‑person events in yourareayour areayourarea) where we:
- Break down real‑world land and value‑add deals: zoning, numbers, risks
- Talk through entitlement, ADUs, SB 9, and small development
- Run “Skill & Needs” sessions where members share what they bring (capital, land, construction, design, consulting) and what they’re looking for
- Occasionally host investor presentation / “deal lab” nights, focused on education and feedback—not hype
The goal is to help Lab Members:
- Find better deals
- Find the right partners and service providers
- Make smarter decisions about land and projects in Southern California
### How we handle deals & compliance
- This group is for education and networking.
- Nothing in this group is legal, tax, or investment advice.
- Nothing at our events is an offer to sell or buy any security or investment.
- If you choose to invest in a deal or raise capital, you are responsible for working with your own attorney, tax advisor, and financial professionals and complying with all applicable laws.
We want to create a space where people can learn, meet, and explore opportunities—without turning Meetup into a pitch‑fest.
### How to get involved
- Join the group and RSVP to an upcoming event.
- Fill out the quick “Who are you / What do you need / What do you offer?” form we’ll send after you join.
- Show up, ask questions, and connect with other members.
Our intention is to build a long‑term community of SoCal land and real estate investors who share deals, knowledge, and opportunities in a respectful, professional way.
