•At 6:45, it's "Haves and Wants" time so if you have a service/business/property to sell/want to buy this is your moment to get the crowd's attention.

Finding a property with great numbers means absolutely nothing if the deal gets trapped in title limbo for six months. A staggering number of transactions grind to a violent halt the moment a preliminary report pulls up a surprise—like an unreleased mortgage from two owners ago, a mountain of municipal code violations, IRS tax liens, or a property fractured among multiple uncooperative heirs.
For investors who don't know what these clouds actually mean, the initial reaction is often to panic and walk away, wasting weeks of marketing dollars and negotiation effort. For those who do try to stick it out, doing it incorrectly means getting sucked into a bureaucratic nightmare of endless county paperwork, moving targets, and frustrated sellers who eventually back out. A messy title report shouldn't stall a deal or scare you off. If you don't know how to look at a title cloud, diagnose the exact fix, and attack the problem immediately, you are actively bleeding profit and letting salvageable deals die on the vine.
