๐Ÿ“ Wave Street Studios, Monterey

How long do you have to live on the Monterey Peninsula before you feel like a local?

You know you are a local when you stop checking Yelp and just know where to go, when you give directions using landmarks only locals recognize, and when your favorite places are not on any tourist map.

Being local is not just about where you live. It is about moving with the rhythms of the town. But that sense of belonging depends on the people who keep a community running: teachers, nurses, and local workers. More and more, those people are being pushed out of Monterey by the rising cost of living. The biggest reason is housing.

Gabriel Sanders, founder of the Monterey Opportunity Housing Trust, believes a strong community depends on giving essential workers the chance to stay and build their lives here. MOHT is a community land trust that raises impact investment for workforce housing and turns commercial properties into affordable homes while increasing returns for owners. Using a model based in California tax law and community finance, MOHT creates housing that remains affordable for the long term.

In this talk, you will learn about the real impact of housing costs on our community, how community land trusts remove land from the speculative market and keep it under local control, why commercial property owners can earn more by partnering with MOHT than by renting at market rate, what cost of capital means for workforce housing, and how local investors, business owners, and neighbors can help build the community they want to live in.
