Escape The Rent Control Trap Using Tenants in Common (TIC) Sales:
The rapidly growing market in LA & what you need to know about it

TIC is an alternative condo market that started in San Francisco over 30 years ago and has finally made its way to LA.

TIC sales provide investors an alternative exit strategy to multi-family investments, often yielding higher profits. Around 1% of San Francisco's rental housing inventory is now under TIC ownership, and we can expect similar numbers here.

Don't miss out on this rapidly growing market. Join us on August 29th to learn more about what TIC is, how it works, and everything you need to know about TIC development.

**BACKGROUND:
How and why TIC sales are emerging in LA
**BASICS:
What is TIC and how it differs from condo or co-op
**BENEFITS:
Why investors should be looking at TIC as an exit strategy
**DEVELOPMENT:
What you need to know on how to develop a TIC project, from acquisition to TIC resales
**TIC MARKET HURDLES & MYTHS:
Higher interest rates, group loans, risks, common objections from buyers

Our guest speakers are broker/owner of TRG Realty (The Rental Girl), Elizabeth McDonald and her partner Cristina Brow who have been instrumental in pioneering the TIC movement here in Los Angeles. In the past two years, they have sold over 50 TIC units, and have been actively educating our real estate community on the opportunity and benefits of TIC sales. Also joining us is Henry Jeanes, loan officer and TIC financing specialist at Sterling Bank.

LIZ MCDONALD BIO:
Liz McDonald founded The Rental Girl Leasing and Sales brokerage in 2004. Since then, she has taken her company from a one-girl shop in the Los Feliz to full-service real estate brokerage serving neighborhoods across LA.

In 2016, Liz was introduced to the Tenants-in-Common (TIC) concept and has been instrumental in pioneering the TIC market in Los Angeles. Liz and her team have brought over 50 TIC units to the LA market. Liz is active in educating her community on the opportunities of TIC ownership and frequently hosts workshops on the subject.

CRISTINA BROW BIO:
Take an avid motorcyclist. Make her a badass surfer, too. Add a culinary palate and ten thousand miles of U.S. roadways, fifteen years in the film biz, breaking in at just 16 and eventually managing box office movies, a wicked sense of humor and sharp wit, and you’ve got a larger-than-life agent. Cristina fearlessly dove into a couple of personal real estate investments in Highland Park, and soon after succumbed to the bug.

With Cristina, it’s “go big or go home.” And in this case, it's with TIC sales. For the past two years, Cristina has been living and breathing TIC with Liz and their TIC team.

HENRY JEANES BIO
Henry Jeanes is an Assistant Vice President and TIC Residential Lender with Sterling Bank & Trust in San Francisco, having been with Sterling for the last 12 years and in the mortgage industry for 18+ years.

Henry is currently overseeing expansion of Sterling's TIC program into the Los Angeles marketplace as the TIC market continues to evolve in size and scope in the greater LA region throughout 2019.
