**Why I Added Commercial Real Estate To My Portfolio**
*And Why You May Want To Consider It Too*

For years, most of my real estate investing experience was in residential properties. Commercial real estate seemed like a much bigger leap—more complicated, more expensive, and something better left to investors with far more commercial experience.

Then I bought my first commercial property.

It wasn't easy, and there was definitely a learning curve. But what I discovered was that **commercial real estate was far more accessible than I had imagined—and it offered some advantages over residential investing that I hadn't fully appreciated.**

Today, that property has become my **most profitable real estate investment to date**. I've experienced firsthand how commercial property can create cash flow, how its value can increase based on the income it produces, the advantages of longer-term leases, and how—once stabilized—it can actually require less day-to-day management than some residential properties.

At this REIA meeting, I'm going to share my experience of **adding commercial real estate to my portfolio**—including what I learned acquiring the property and, now, what I've learned from actually owning and managing it.

We'll discuss:
🏢 Why I decided to consider commercial real estate
🏠 How commercial differs from residential investing
🔍 How I found, evaluated, financed, and acquired my first commercial property
📈 Why commercial property valuation can create significant opportunities
📝 The advantages—and risks—of long-term commercial leases
🔑 What I've learned from more than a year of ownership and management
💡 What surprised me, what I would do differently, and what I really like about commercial investing
🚀 Why commercial real estate may be **more accessible than you think**

This isn't “Commercial Real Estate 101,” and I'm not going to pretend that one commercial property makes me an expert on every type of commercial investing.

Instead, I'm going to give you something I think is even more valuable: **a real-world look at one residential investor's experience successfully adding commercial real estate to his portfolio.**

If you've ever looked at commercial properties and thought, *“That's probably not for me,”* I especially want you in the room.

You may leave thinking differently.

**The teaching is always FREE.**

Come learn, ask questions, network with other investors—and discover why commercial real estate may deserve a place in your future investment strategy.

Online event

You may be praying for greater opportunities, influence, resources, and impact—but are you developing the capacity to carry what you’re asking God to give you?

This fall, Team Blessing 4 Entrepreneurs will help faith-aligned entrepreneurs, investors, leaders, and builders grow the character, faith, wisdom, relationships, leadership, and practical capacity required to build and sustain something meaningful.

**Team Blessing 4 Entrepreneurs**

TB4E is a Christ-centered community where entrepreneurs, investors, leaders, and builders grow spiritually and practically while learning to build with faith, wisdom, purpose, and peace.

It is more than networking or business training. It is a place for faith-aligned entrepreneurs to have honest conversations about the opportunities, responsibilities, pressures, and personal growth that come with building a business.

Whether you are just beginning your real estate journey or building at a higher level, you’ll connect with others who understand the entrepreneurial experience.

**Our Focus This Fall**

**Build the capacity to carry what you’re building.**
This season, we will explore what it means to build with God—not simply for God—and how our character, faith, wisdom, relationships, leadership, and personal disciplines affect what we are capable of building and sustaining.

**Together, we’ll examine several essential areas of capacity:**
🟦 Spiritual capacity to hear and follow God
🟥 Character capacity to carry success without compromising
🟩 Emotional capacity to navigate uncertainty, pressure, and setbacks
🟨 Relational capacity to lead and build healthy relationships
🟪 Leadership capacity to serve, influence, and equip others
🟧 Navigate fear, uncertainty, setbacks, and pressure
🟦 Practical capacity to steward opportunities and execute with excellence

**What to Expect**
🟦 Eight weeks of encouragement, growth, and equipping
🟥 September 28–November 16, 2026
🟩 Weekly one-hour interactive Zoom gatherings
🟨 Practical, biblically grounded teaching
🟪 Honest conversation with other faith-aligned entrepreneurs
🟧 Opportunities to identify capacity gaps and areas of growth
🟦 Actionable insights you can apply to your business and life
🟥 Encouragement to keep building with faith, purpose, wisdom, and peace

You are welcome to attend the opening session and experience TB4E for yourself. While the greatest benefit will come from participating throughout the season, you do not have to make an eight-week commitment before attending the first gathering.

**How to Join**
RSVP now to reserve your place for the opening session. Each week in the fall season has its own Meetup RSVP, allowing you to select the gatherings you plan to attend. You’ll receive the Zoom link and gathering details before the opening session.

Come be part of a growing community where faith fuels vision, purpose shapes strategy, and entrepreneurs develop the capacity to walk with God while building in the marketplace.

5 Day Real Estate Investing Class

**Real Investors. Real Challenges. Real-World Lessons You Can Use.**

**What does it REALLY take to get a real estate deal across the finish line?**

You've heard the success stories. You've attended the classes. You've learned the strategies.

But what happens when things don't go according to plan?

What happens when unexpected obstacles arise, circumstances change, or a deal takes far longer than anticipated?

**That's where some of the most valuable lessons in real estate investing are learned!**

Join us for a special edition, where we'll sit down with local real estate investors who have successfully completed deals and hear the stories behind their successes.
No polished presentations. No hypothetical deals. Just honest conversations about what REALLY happened.

**🏠 Real Deal. Real Investors.**

We'll feature two very different real estate investing experiences:

**🔑 A Deal That Required Extraordinary Persistence**

Sheila and Steve Lewis navigated a complicated real estate transaction with numerous moving parts, unexpected challenges, and plenty of opportunities to give up.
But they didn't quit!

Hear how they navigated the obstacles, what kept them moving forward, and what they learned along the way.

**💰 A Manufactured Home That Produces Cash Flow**

Delton Carmon purchased a manufactured home in North Carolina that is now generating rental income.

Hear how he found the opportunity, approached the investment, and turned it into a cash-flowing asset.

**🎯 What You'll Learn**

Through an engaging, interview-style discussion, we'll explore:

🔹 **Finding the Opportunity** — How did these investors discover their deals?
🔹 **Making the Decision** — What convinced them to move forward?
🔹 **Overcoming Obstacles** — What went wrong, and how did they respond?
🔹 **The Numbers** — What did the investments look like financially?
🔹 **Lessons Learned** — What would they do differently next time?
🔹 **Advice for New Investors** — What can YOU apply to your own investing journey?

**💡 Why You Should Attend**

Real estate investing isn't always as straightforward as it looks in a classroom or on social media.

Sometimes success requires patience, creativity, persistence, and the willingness to keep moving forward when circumstances are beyond your control.

**And sometimes the most valuable education comes from hearing how someone else navigated a real deal.**

Whether you're working toward your first deal or building your portfolio, you'll walk away with practical insights, encouragement, and a better understanding of what real estate investing actually looks like.
