What weโre about
Started in 2012 as 5 mates trying to help each others projects succeed, Property Developer Network (PDN) is now the largest national networking group for up and coming Property Developers running monthly networking events in Melbourne, Sydney, Brisbane & Adelaide to assist you on your Property Development journey.
PDN also run online support groups, Facebook communities, formal education & mentoring programs, have access to massive discounts from a ton of suppliers & much much more.
The intent of these monthly events is to bring together the collective experience, thoughts and ideas of like minded individuals to assist each other to achieving our goals in Property Development. Our unique format caters from absolute novices to full time professionals with something to cater for every level of experience.

We have built quite a reputation in helping to kick start peoples Property Development careers, or lift the trajectory for those already on their way. Having seen a number of our members leave their day jobs to transition to full time Property Development, and a hell of a lot more that are well on their way. Having said that, the group is not just for beginners, we have a number of long time developers in the group at the bigger end of town also with everyone able to gain from the collective experience of the group.
Our meetings typically consist 3 distinct sections, an Industry Expert, a Real Deal & finally a Masterminding process.
Our Industry Experts are people that you will need in your property development team, with them giving guidance and advise on the relevant topic of the month. In the past we have had Town Planners, Civil Engineers, Property Lawyers, Accountants, Architects, University Lecturers, Project Managers, Experienced Developers, Property Managers, Financial Planners, Valuers, Council, Surveyors, Commercial Lenders & more. These experts love helping those with a thirst for knowledge and an attitude to succeed and we have been blessed with the quality of these speakers who keep lining up wanting to present at our group.
The Real Deals allow you to learn from projects that others have done within our group. Learn from their experience, successes and mistakes before you do it yourself. You get to see warts and all what went right, what went wrong and the profit that was able to be achieved out to the deal. There is nothing better than seeing the real thing to know that you can do the same for yourself.
We finish with a Mastermind process, with each person able to seek assistance from the collective knowledge of the group in how to overcome any current obstacles. Sometimes your problem might be as simple as not knowing where to start, or how to learn the development process, whilst other times it might be as complex as a specific problem that you are having withing your current deal. Either way, the group is here to help, with all of us moving forward as a result.
OH - And we always kick on socially after the event for a few beverages so please make sure you have plenty of time to hang around and mingle with your peers.
Welcome aboard, and I hope you enjoy the ride.

๐๐๐ ๐๐ฏ๐จ๐ช๐ฏ๐ฆ๐ฆ๐ณ๐ช๐ฏ๐จ (๐๐ข๐ฏ๐ช๐ฆ๐ญ ๐๐ฆ๐ณ๐ช๐ญ๐ญ๐ช)One of the biggest pitfalls for small-scale developers isnโt finding a great site itโs underestimating the engineering involved in getting a subdivision across the line. Between council requirements, SA Water, SAPN, and a maze of other authorities, what looks like a straightforward deal can quickly spiral into unexpected costs, long delays, and a project stuck in limbo.
Too often, mum-and-dad developers jump in without a clear understanding of what engineering services are required, how much theyโll cost, and the realistic timeframes for delivery. Miss just one critical piece of the puzzle, and the entire project can stall leaving you out of pocket and out of options.
Thatโs where ๐๐ฎ๐ป๐ถ๐ฒ๐น ๐ฃ๐ฒ๐ฟ๐ถ๐น๐น๐ถ from ๐ง๐ ๐ ๐๐ผ๐ป๐๐๐น๐๐ถ๐ป๐ด ๐๐ป๐ด๐ถ๐ป๐ฒ๐ฒ๐ฟ๐ steps in. With many years of experience, TMK is one of South Australiaโs leading multidisciplinary engineering consultancies bringing civil, structural, geotechnical, hydraulics, and more under one roof. Their integrated approach makes it simpler, faster, and more efficient to navigate the engineering process from start to finish.
At this monthโs meetup, Daniel will share:
โข The key engineering services every subdivision needs
โข The common traps developers fall into and how to avoid them
โข The due diligence you must do upfront to save time, money, and stressIf you want your next subdivision to run smoother, smarter, and with fewer surprises, this is one session you canโt afford to miss.
INTRODUCING THE REAL DEAL:
1 into 3 (Mitch Smith)
697m2, GN, Marion, South AustraliaEver thought you had your property strategy all sorted only to realise halfway through that the numbers just donโt stack up?
Thatโs exactly what happened to Mitchell Smith this monthโs Real Deal. He bought his principal place of residence, rolled up his sleeves for a big reno, got 70% of the way throughโฆ and then hit the brakes. Why? Because the deal didnโt make sense anymore. The smarter play was to knock the whole thing down and pivot into a development.
Sounds simple, right? Wrong. On his first development, Mitchell learned some hard truths, and heโll share how he overcame challenges such as:
โข Wasted time and money
โข Council shifting the goalposts
โข Finance headaches
โข Service abolishment delays, which in turn could have delayed the builderOverall, it proved to be a straightforward process, with some stresses along the way
But hereโs the kicker: he still came out on top.
At this monthโs meetup, Mitchell will walk you through the twists, turns, and tough lessons of his very first project and show you how resilience, adaptability, and sharp numbers can turn a messy deal into a win. If youโve ever worried about making mistakes in your first development, youโll want to hear this Real Deal.
Push your journey forward and come in-person to network with like-minded Developers!
See you all soon!
