NDIS looks simple on paper. Reality is different.
Anthea and Rohan delivered a fully accessible SDA apartment inclusive of a carerโs apartment within a 1976 built - 4 storey building they already owned. No land cost. No greenfield. Just smart adaptive addition.
The challenges? Neighbour objections, long timelines, tricky engineering, and hard-to-pin costs.
Their solution: bring in a commercial builder and an SDA provider early. Compliance, constructability, and enrolment were locked in from day one. The result: a high-quality SDA asset, fully leased to a NDIS participant, with 17% gross and 13% net yield.
