Main Presentation - "Knowing What's Below" - This months guest speaker is Paul Newman, General Manager of Dial Before You Dig (DBYD) Queensland, and he will be covering all aspects of using the DBYD service, so you can best assess site restrictions of your next development project.
Paul's presentation will cover:

• Developer obligations when planning to excavate
• Damages & potential repercussions

• What to know about working on private property
Dial Before You Dig (DBYD) is a 'Not for Profit' organization that delivers a vital national community service designed to assist in preventing damage and disruption to Australia’s vast infrastructure networks which provide essential services we use every day. Protecting Australia’s infrastructure assets is crucial in keeping essential services such as electricity, gas, water and telecommunications flowing to the community.
Any project, irrespective of size, has the potential to damage assets located around the work site, leading to service interruptions, delays, costly repairs and in the worst case scenario, injury or death. Obtaining information from Dial Before You Dig Members significantly minimizes these risks by providing information about the work site. Safety is a fundamental aspect of any excavation project and so Dial Before You Dig should always be the first point of contact: The Essential First Step, when accessing any development deal, both for it's viability as a project, and to best understand any obstacles you may have along the way.
Real Deal - This months Real Deal comes from Henry Ledingham and was a 1 acre sized property in Moreton Bay Regional Council which was subdivided into 6 lots.
As Henry's first development deal, this wasn't an easy one to tackle! He was required to construct a new council road at his own cost as a part of the project, he was led up a garden path by a major bank in terms of construction funding and at the end of the deal, he had a drawn out plan sealing and title registration phase. Henry did however have success with marketing the new lots he created and was able to achieve pre-sales prior to settlement.
As with all Real Deals you will learn from the experience of others within the group as they present their own deals, and see what can go right and what can go wrong in your project, what profit they projected and then what profit they actually achieved.
