Cash-In with OFF Campus Housing!

When Dixie Decker was 18 and going to college she bought her first house with her perfect credit. She added carpet and paint and rented 2 rooms to friends, meaning she didn’t have to pay a dime for housing during college… She was on an acre of diamonds back then and didn’t even know it!

After getting married she became a mortgage broker and a realtor, and then the 2008 market crashed in both industries, and she was faced with a “real desk job” doing accounting. Within two years her marriage crashed & her fix and flip went back to the bank. She filed bankruptcy and found herself in credit card debt. She started working 3 jobs just to stay afloat.

After 2 years in “corporate America,” she ran into her middle school best friend, Brandon. He said he was fixing up a house next to campus with a friend. They filled it with college students who were each renting a room paying $500 each. There were 4 bedrooms, so she immediately knew that’s twice the normal rent. The math worked! She decided to take the plunge into Real Estate Investing and never looked back!

She created her Student Off-Campus Housing model to create a niche market, collecting multiple checks from one house, while the neighboring landlords collected one!

In three short years Dixie raised over $5 million in private money while doubling her cash flow over traditional single family rentals. Her business runs on auto-pilot. And, most importantly, today she collects over 152 checks each month in the mailbox, all while having the security of the ever growing college students and their parents on the dotted line to make the rental payments, and acknowledging the market even gets stronger during a recession.

Dixie credits her mentor Ron for pushing her into doing what she wanted to do anyway, but was afraid to pull the trigger!
