This event will give attendees a clear view of 2025 market conditions, underwriting standards that actually work, and three direct paths to capital: borrow, invest, or plug in and learn.

The presentation begins with a candid Market Reality Check: national trends, Florida fundamentals, and an Orlando 2025 snapshot (forecast home values ā‰ˆ āˆ’1%, permits ā‰ˆ āˆ’6%, job growth ā‰ˆ +1.9%).

From there, Tim will highlight what works now:

  • Wholetail opportunities
  • Under-median flips with controlled scope
  • BRRRR/DSCR rental holds with conservative underwriting

You’ll learn how to underwrite like it’s 2014, not 2021, avoid common deal killers, and apply Tim’s 3-Box Deal Filter (Make Money • Cash Flow • Legacy).

In the Live Deal Lab, attendees will walk through real scenarios using a 60-second underwriting grid— leaving with actionable insights and at least one immediate takeaway per deal.

The session also showcases Ternus capital solutions:

Tim Herriage is the Chief Executive Officer of Ternus, Inc., a fast-growing national real estate finance company built by investors, for investors.
