This Everett REIA Meeting is open to REIA Members and Non-Members alike with registration at this link!

Join REIA in welcoming HUD expert James Nelson to learn the strategy and process to win the bid on HUD properties. James is a fellow REIA Member, Real Estate Broker with Axen Realty, Loan Officer with Nexa Lending, and a Veteran of the United States Coast Guard.

HUD Properties are properties that have been foreclosed and, because the foreclosed loan was federally insured by HUD, are offered by HUD as REOs, or Real Estate Owned, often at attractive discounts.

Learn the ins and outs of HUD deals:
- Why HUD properties can be so well-suited for investor deals
- The bidding process and timelines
- A strategy to determine the "minimum net" to help you win bids without
overpaying
- Deal structuring
- Bring your HUD questions!

About the meeting

Join us between 6 and 7 PM for networking with other like-minded real estate investors. The speaker will begin promptly at 7 PM for a talk you don't want to miss if you are looking for flips or holds!

About our speaker

James Nelson is a dual-licensed Loan Officer with NEXA Lending and Real Estate Agent with AXEN Realty, uniquely positioned to help investors maximize opportunities by streamlining the entire lifecycle of a deal. By merging financing expertise with real-time market insight, he offers a strategic advantage that goes far beyond the traditional agent-lender relationship.

As a Veteran of the United States Coast Guard, James brings a disciplined, mission-driven approach to every transaction. Investors benefit from his ability to remain calm under pressure, anticipate roadblocks, and execute with the precision required when timing and margins are everything.

For serious investors, speed and accuracy are the primary currencies. James helps clients secure the right debt, including Conventional, DSCR, Fix-and-Flip, or Portfolio loans, while simultaneously identifying assets that align with their specific goals. This integrated approach eliminates communication gaps and keeps deals moving efficiently from contract to close. More about our speaker and registration at REIAwa.com at this link.
