Edmonton Revenue Properties Investors Association - Minutes of Jan 10, 2012
Our January meeting was held upstairs in Rosie’s south side bar and restaurant at 7:00 p.m.
Michael introduced Les our president. New attendees stood and explained their recent Real Estate related activities and their plans for the future. The minutes were read. Les gave us a presentation on pest control. Cockroaches are a health hazard as they can carry diseases. Bed Bugs are a nuisance, but are not considered a health threat. Numerous helpful hints were also part of the group discussion. Apparently university housing is having lots of challenges with bed bugs, with such a diverse population arriving each term. The tenants must co-operate with treatments in order to achieve any degree of success in eliminating the pests. We had a Buy/sell info session and everyone was encouraged to bring their “properties for sale” to our future meetings. Les also gave us his views on Gold and precious metals. Gold has appreciated as the US dollar has faltered. Always use a reputable dealer if you are buying or selling these commodities. Les likes HD net TV program called the super (superintendant) a reality show on land lording. WWW.HD.Net Here in Alberta vacancies are dropping as there are lots of trade’s people arriving to fill the jobs here. Our first guest speaker was Rick Purdue. Rick gave us his interesting Real Estate story. He has lost money and made money and learned from his mistakes. His website is where you can read his Rick Tracker.
Our second guest was Jennifer Lamoureux and she is a mortgage broker. The next interest rate meeting will be held next week. She thinks that fixed rates may drop and variable may go up a little. She recommends you consider taking a fixed rate for 1 or 2 years, then go back to a variable rate. Prime minus point one is the best rate available right now. (P – 0.1%) Interest rates are now at an all time low. Real estate values are years away from a recovery.
Elections will be held at the February 2012 meeting.
Book draws completed the evening.
