## Description (Meetup Page Copy)

Alpha Wolf Real Estate Meetup is a no-fluff, boots-on-the-ground community for people who want to build real wealth through real estate — with a focus on multifamily, small commercial, and creative financing right here in the Finger Lakes / Upstate NY market.
This is our first meetup, and the goal is simple: get the right people in the room, talk real deals, and start building a local network you can actually do business with.

### What we’ll cover

1. Quick introductions (who you are, what you’re working on, what you’re looking for)
2. Market talk: what we’re seeing in Upstate NY right now
3. Deal structure breakdown: seller financing, hard money, and how to think about the capital stack
4. How to analyze a deal fast (the few numbers that matter)
5. Open Q&A + networking

### Who should attend

· New investors who want a clear path (and don’t want hype)
· Landlords ready to scale into multifamily
· People looking for partners: acquisitions, construction, property management, lending
· Anyone serious about learning underwriting and deal structure

### What to bring

· A notebook (or your notes app)
· Your current goals (buy your first rental, scale to 10+ units, raise capital, etc.)
· If you have one: a deal you’re looking at (we can sanity-check it)

### House rules

· Respect the room. No pitching people aggressively.
· No “guru” hype. Real numbers, real strategy.
· Be ready to contribute. This is a pack — we win together.

## RSVP Note
