We host in Los Angeles County on every 2nd Thursday and in San Diego County on every last Thursday of each month.

- Richard Knowles (@richardknowles) - Former software engineer for Fortune 500 companies including Nike, ESPN, Disney, NASA, and Twitter. Richard is a master of creative finance, a retired Southern California Leader for Pace Morby’s SubTo community, and has been featured in real estate media including BiggerPockets. He’s a former private money lender and six-figure Airbnb superhost. Today, Richard consults on AI, creative finance, underwriting, acquisitions, dispositions, and software systems—helping others grow their businesses and real estate portfolios. He also leads high-impact real estate meetups across SoCal.
- Oscar Erazo (@officially_oscar_erazo) - A former combat medic (Corpsman) with the US Marines, Oscar completed four deployments and has worked in the ICU and oncology at Naval Medical Center San Diego. He is now a licensed Adult Residential Facility (ARF) Administrator and SubTo member since 2021, specializing in assisted living opportunities and creative finance consulting.
While Mitch Roye won’t be co-hosting this month’s event as he’ll be out of town, he remains an integral part of the SoCal JV leadership team and brings deep knowledge and real-world experience to every conversation.
- Mitch Roye (@mitchroye) — A seasoned investor with over 24 years of experience, Mitch is a former management consultant and longtime SoCal leader for Pace Morby’s SubTo community. His expertise includes mortgage note trading, development, construction, underwriting, and creative finance.
