Non-duality with Richard Sylvester.
This meeting is for anyone who wishes to explore non-duality and awakening. At the meeting, Richard will give an introductory talk followed by plenty of time for questions, answers and discussion. If you would like to know more about Richard's approach, you can watch videos on his YouTube channel, go to www.richardsylvester.com or read his books (see below).
Seeing non-duality is the recognition that our most basic assumption about our life, that we are separate, is simply an appearance. We may seem to be the subject of our life, moving through a world of other people and objects. But actually there is no separation, there is no subject and object, there is only seamless oneness. When this is seen, there is often a radically changed view of reality. Seeking ends and at last relaxation can take place.
Richard is the author of four books about non-duality, including the much-loved 'I Hope You Die Soon' and 'Non-Duality Questions, Non-Duality Answers'. His fifth book is 'Confessions Of A Seeker - Adventures in Spirituality, Therapy and Belief'. Richard has held regular meetings about non-duality in London since 2005. He has also held meetings in Germany, France, Italy, Ireland, The Czech Republic and Japan.
PLEASE NOTE:- The meeting may be videoed and uploaded to YouTube. Your participation will be taken as consent to this. Please pay on the door - cash if possible. The meeting is held on the first floor and there are no lifts.
Donāt be put off if there are only a small number of RSVPās for this event. The meeting is also publicised in other ways and people often don't indicate on meetup that they are coming. There will be a friendly group of people ready to share discussion.

West London LGBTQ+ Walks
Looking to meet new people, get some fresh air, and explore the beauty of West London? Our West London Walks are a relaxed, friendly way to connect with others while enjoying some of the area's most scenic spots. Whether you come alone or with a friend, youāll be welcomed with open arms.
We will meet at Gospel Oak station from 9:45am and start the relaxed walk around 10am.
You can easily get to Gospel Oak by taking the overground train service that starts at Richmond before calling at other west London areas such as Kew Gardens, Gunnersbury & Acton. The train only takes 18 minutes from Kew and services run regularly at the weekend, with trains every 10-15 mins.
We anticipate that this walk will cover between 8-10km.
You are more than welcome to bring your dog along, but please note that Dogs are not permitted into the Hill Garden & Pergola area, so people with dogs will need to wait outside while the rest of the group wander around this particular section of the heath.
Rabble - Fitness Through Games!
A Rabble session is 1 hour of fun and social team games.
Each game disguises high-intensity intervals within the rules, giving you an effective, all-body workout without even realising it.
We play a bunch of different games at each session (like British Bulldog, Capture the Flag, Dodgeball, Frisbee and many more), and every class is different.
Sessions are open to all, no matter your sporting ability. Each game is explained before we start, so there's no need to have played any of the games before.
Come solo or bring friends! And stay at the end for the social part!
Who knew getting fit could be this fun?

Turning Rentals Into Income: How Investors Pay Off Properties Faster
#### Turning Rentals Into Income: How Investors Pay Off Properties Faster
#### **Featuring Guest Speaker: John Blackburn**

####
A lot of people get into real estate because they want freedom.
Then they buy a rentalā¦and realize most of the rent goes straight to the bank.
They technically own property, but the mortgage controls the income. And waiting 30 years for properties to be paid off doesnāt feel realistic.
This meetup is about understanding a different way to think about rental properties⦠one that focuses on paying them off sooner so the income is actually usable.
**Featured Guest Speaker: John Blackburn**
Weāre excited to welcome John Blackburn as our guest speaker for this event.
John has been actively investing in real estate since 2006 and has:
* Been involved in **5,000+ real estate transactions**
* Helped investors **acquire over $150 million in rental property**
* **Raised more than $100 million** in private capital
John didnāt start with family money or shortcuts. He built his portfolio by focusing on clear systems, real numbers, and long-term strategy.
For this meetup, John will walk through how investors shift their focus from simply owning rentals to building properties that eventually pay themā¦without a mortgage attached.
**What Youāll Learn**
John will break down, in simple terms:
* Why most rental properties donāt produce much usable income early on
* Why buying more rentals isnāt always the answer
* How investors structure their properties to pay off mortgages in a fraction of the time
* How properties can work together to eliminate debt faster
* What changes once rentals become free and clear
This approach is often referred to as an accelerated paydown strategy ā using rental income intentionally to reduce debt sooner, rather than waiting decades for mortgages to run their course.
John will also share a simple calculator you can use to see how this works with real numbers and realistic scenarios.
**The Core Idea**
When a rental has a mortgage, the rent has one job: **pay the bank.**
When a rental is paid off, the rent has a different job: **pay you.**
Most people only see one timelineā¦30 years.
This session shows how investors shorten that timeline and gradually increase their income as properties become free and clear.
**Who This Event Is For**
This event is for people who want more than just āowning rentalsā on paper.
* Rental owners who are tired of most of the rent going to the bank and want a clearer path to real, usable income
* New investors who want to understand how rental properties actually build wealth over time before jumping in
* People with capital who want to invest in real estate with intention and a long-term plan
* Anyone serious about freedom and curious how rental properties transition from debt-heavy assets into income-producing ones
**Event Details**

The I AM Worthy of Ownership⢠Path is a 12-step, sister-centered journey for women who are ready to build financial stability without shame, fear, or pressureāand to do it in a way that honors both wisdom and the spirit.
Many women donāt struggle with money because they lack discipline or intelligence. They struggle because of unhealed experiences, survival patterns, and the quiet belief that they are ābehindā or ādisqualified.ā This series gently challenges those beliefs while offering practical tools for peace, clarity, and long-term planning.
Together, we will talk honestly about:
Releasing shame and money anxiety
Building stability as a form of self-respect and spiritual discipline
Understanding money as a tool, not a source of worth
Managing debt with clarity instead of condemnation
Preparing for lifeās unexpected moments without fear
Laying a calm foundation for future ownership and legacy
Each session blends practical financial education with reflection, conversation, and encouragement. There is no pressure to share personal numbers or experiences. You are welcome to speak, journal quietly, or simply listen.
This is not about hustle.
This is not about perfection.
This is about alignment, wisdom, and peace.
