Books & Bites - a bookish dinner for women in Melbourne
You love books. Your friends…not so much 😬
Or maybe they read, just not the way you do.
Either way, you've been looking for your people — and this is where they are.
📚 Busy with Books is hosting its first Melbourne bookish dinner, and we're keeping it simple: good Italian food, good conversation, and a table full of women who actually want to talk about what they've been reading.
We're gathering at [Il Mercato Centrale](https://www.mercatocentrale.com.au/) — Melbourne's beautiful Italian food hall in the CBD (close to Southern Cross) — where everyone orders what they fancy from the stalls, and we spend the evening doing what we love most: Talking about books. (And eating. Obviously 💁🏼♀️)
**What to expect:**
* A relaxed, informal dinner
* Great food from Il Mercato Centrale (your order, your tab)
* A small goodie to take home
* Good conversation with women who get it
* A cap of 10 guests to keep it intimate
We won't have a set book (this time!), so there's no pressure or homework.
Just show up, order something delicious, and talk books with strangers who are about to become your favourite reading friends.
**Your ticket ($10 early bird, $15 regular)** secures your spot and helps us keep building BWB events in Melbourne.
Can't wait to meet you 📚
**About Busy with Books:**
*[BWB](https://www.busywithbooks.com/) is a reading community for women across Australia & New Zealand.*
*Since 2024, we've hosted sold-out reading retreats in New Zealand (coming to Australia soon!), run an online book club, and been featured in NZ Herald, Stuff, Woman's Day, and more.*
*Now we're starting out in Melbourne, and this dinner is the first step ♥️*

Explore Melbourne is the largest meetup group in Australia with more than 43,000 members. We know these group rules won’t suit everybody, and that’s okay—there are many other groups where you might feel more at home. To keep things safe, fun, and positive, we have 8 simple rules for people attending our events. Over the past 9 years, we’ve removed 342 people (around 0.8%) for breaking them—so please read carefully!
❌ Not a dating group! – We’re here to make connections, not find soulmates.
📵 No phone numbers, please! – Feel free to swap LinkedIn if both parties are cool with it, but please don’t share or ask for phone numbers. Please don’t add people to WhatsApp or other groups.
🔞 Our events are only open to people aged 18 and older.
📢 Please do not advertise other events or groups.
🚗 We don't allow carpooling due to safety incidents/our public liability insurance not covering motor related accidents.
💰 **No sales pitches! – No selling, no MLMs, no pyramid schemes, no “life-changing mentorship” offers—let’s keep things scam-free.**
By joining an event, you agree to follow these rules. Breaking them means removal from all our groups—no exceptions. Thank you!
**Liability Waiver:**
The organizer of this group cannot accept any liability for any loss, damage, injury, or accident to participants or their property at this event. By participating in this event, you're taking responsibility for your safety and well-being. **Virtual:** 2pm (Melbourne time)
**INTRODUCING THE INDUSTRY EXPERT:**
*Finance Secrets Smart Developers Use! AUSUN Finance (Thomas Tang)*
You’ve found a great site.
The numbers work.
Then the finance falls apart.
The loan gets declined.
Conditions change midway through the deal.
Settlement gets delayed.
Or worse… the project never happens at all.
For many small-to-medium developers, the biggest risk isn’t finding the deal… it’s getting the finance right.
And most people make the same mistakes:
Using inexperienced brokers, approaching the wrong lenders, presenting deals poorly, or not understanding how lenders actually assess development projects.
That’s why we’re excited to have Thomas Tang from AUSUN Finance joining us as our next Industry Expert at Property Developer Network.
Thomas specialises in Construction & Development Finance and has been involved in funding countless development projects across the country. As a second-generation developer with one of the highest lending volumes nationally, Thomas understands exactly how lenders think, how brokers and bankers operate behind the scenes, and what developers need to do to position themselves correctly in today’s market.
In this presentation, Thomas will break down:
• What lenders are REALLY looking for right now
• Why deals get delayed, declined, or repriced
• The biggest mistakes developers make when applying for finance
• How to build long-term relationships with the right lenders and brokers
• What you can do immediately to improve your chances of funding success
Because in today’s market… the developers who understand finance are the ones still getting deals done.
**INTRODUCING THE REAL DEAL:**
*1 into 4 Townhouses (Helen Shao)*
*1042m2, NRZ, Boroondara, Victoria*
You’ve finally secured a development site.
Council approvals are underway.
The builder is ready to go.
Then the market shifts.
Town planning drags on for months.
Uncertainty kicks in.
And suddenly you’re left wondering…
“Do I push ahead… or wait?”
For many small-to-medium developers, knowing when to move — and when to hold back — can make or break a project.
That’s why we’re excited to have Helen Shao joining us to share her latest Real Deal project at Property Developer Network.
Using a delayed settlement strategy to secure the site, Helen navigated the uncertainty of the Covid-19 period while managing lengthy town planning delays and carefully timing the start of construction as the market stabilised.
In this Real Deal presentation, Helen will walk you through the realities of managing a development during uncertain market conditions, including:
• How delayed settlement helped secure the opportunity
• The impact Covid had on planning and timing
• Lessons learned through lengthy approval delays
• How the project stayed on track during construction
• What she would do differently next time
If you’ve ever wondered how experienced developers adapt when the market throws curveballs at them… this is a presentation you won’t want to miss.
**This is your chance to talk property with other enthusiasts!**
See you all soon!
Dinner at the Brandon Hotel $20 deposit
A hidden secret in the backstreets of Carlton North. A true corner pub, and home away from home, the Brandon's charming front bar remains true to the traditional style of the corner pub, and is where those in the know head for a pint and a meal. Follow through to the dining room where the menu offers innovative takes on old classics and a modern interpretation of pub grub.
There's also a chance to win a meat tray!
What are you waiting for?
A $20 non refundable deposit is required for this event and will be refunded on the night.
The deposit will be required 48 hours from RSVPing to the event or you will be moved removed from the event.
Please make payment to the following account only if you are on the going list.
BSB 013125
Account 150808654
Please let me know once payment is made. PLEASE USE YOUR NAME AND VENUE AS YOUR REFERENCE.
Please only RSVP to an event if you fully intend to show. Pulling out of a dinner or another booked event (with a venue) on the day is a kick in the teeth for both the venue and the organiser. I understand there are instances where this is unavoidable, but you are short changing the venue on the revenue they are reliant upon, especially when it comes to paying their staff. It may be too late to rebook those tables with other patrons. Not to mention the stress this puts the organisers under.
Please be considerate.
🌿✨ For Singles, A Middle‑Suburbs Meander 15km - Anniversary Trail🌿✨
🌿✨ **The** **Singles** **Only** **Middle‑Suburbs** **Meander**
Fairfield → East Malvern via the Anniversary Trail
Saturday 4th July, 11:00 AM – 3:00 PM
**Ages: 30–55** | Singles only | No married or seperated people | New couples maybe… if they’re very new
**Meet**: Outside the Fairfield railway station at 11 a.m for a 11.15 am start. On the side where the trains are moving away from the city.
**Cost**: $0... yes nothing
**💘The** **Vibe**
A flirty, whimsical winter wander for singles only — the kind of gentle, slow‑burn social chemistry that happens when you mix crisp air, shared adventure, and a trail that practically invites conversation.
**Please** ***note***: **This*** **event*** ***is*** **waitlisted**.
I want a balanced gender mix, i.e even numbers of girls and guys. I have a creep code operating and event expectations around no shows, read on for how that works.
**Couples** are welcome only if they’re very new (the kind where you’re still pretending you don’t stalk each other’s Instagram stories).
**Married** **people**: this one isn’t for you.
We’re keeping the energy light, open, and romantically unencumbered. This event will be waitlisted to help maintain a roughly balanced gender mix — not a perfect science, but enough to keep the social ecosystem feeling fair and fun.
🚶♀️👁️ **The** **Route**
A deliciously meandering 15 km journey from Fairfield Railway Station to East Malvern Railway Station, following the Anniversary Trail — a path built for bicycles but secretly perfect for flirty winter walking.
**Detail here**: [https://www.railtrails.org.au/trails/outer-circle-rail-trail/](https://www.railtrails.org.au/trails/outer-circle-rail-trail/)
**Expect**:
Leafy suburban pockets with “I could live here” energy
Sweeping shared paths ideal for side‑by‑side banter
Hidden corners of the middle suburbs that feel like your own private discovery
A mid‑walk lunch stop at East Camberwell — warm food, warm hands, warmer conversations. This is also the half way point at around 8km, you can exit the walk at this point and catch. train etc back into the city
We finish at a café/pub in East Malvern, where the group can thaw out, mingle, and see which conversations want to keep going.
**🧣Winter** **Wisdom &** **What** **to** **Bring**
- Comfortable walking shoes (your feet will thank you)
- Snacks + water
- Warm layers — it’s winter, and Melbourne weather loves drama
- A playful, open attitude
- A willingness to chat with strangers who ight not stay strangers
**🚶♀️Fitness** **and** **etiquette**
I like walking at a relaxed pace around 4+km/hr
It's a long walk, so make sure you can keep up and can make the distance
People who speed ahead aren't really welcome, find a speed walking group instead.
If you are too slow and dawdle you might be asked to leave, same goes with inappropriate behaviour.
Do not turn up un announced and not on the guest list, you will be asked to leave., Check ins will be performed.
No shows will likely be removed from the group. If you can't make it take yourself off the going list
💘 **Flirtation** **Guidelines**
This is a social event, not a pressure cooker.Don’t be pushy about phone numbers — let the moment offer itself
If the vibe is mutual, go for it
Become a regular — I’ll be testing this format over 3–4 events
You’ll likely see the same lovely humans again at future singles nights/events or Eat Drink Dance “open” events
The goal is to build a small, recurring ecosystem where people feel comfortable, familiar, and relaxed enough to be themselves.
**👥Waitlist & Gender Ratios**
To keep things balanced and comfortable:
Event capped at max 30 people to test interest,
Generally guys admitted only after a woman registers (to maintain ratios) at my discretion until the format matures. If you become a regular I'm not so discriminating as long as you behave yourself.
Women can be a little flaky (we love them anyway), so I may accept 1–2 extra
**🧭The Creep** **Code**
A refined social compass keeps the vibe safe, fun, and drama‑free.
So: No married/seperated individuals or those already coupled up (generally)
No Tinder Swindler‑style minglers
**Guys**: **Please Take Special Note**
- Must have a clear face photo (no sunglasses, no blurry shadows, no “mysterious man in witness protection”)
- No wide shots taken from a distance where you can't be identified.
- No yacht/car/jet flexing — if your profile screams “crypto‑adjacent”, you will be gently declined.
- If you are declined, update your profile photo to something less creepy.
**Girls**: No restrictions — privacy and safety first”
⚠️ **SMAL EVENT EXPECTATIONS ⚠️**
**⏰Late Arrivals**
**The event starts on time.**
- More than 15 minutes late without communication = No‑show
- More than 30 minutes late (even with communication) = Not admitted = No Show
- We do not endlessly wait at meeting points. If you’re late, you must find the group yourself.
- Messages are not monitored after 30 minutes.
- This protects the experience for people who arrive on time
**👻 No‑Shows**
No‑shows block waitlisted people from attending and disrupt small-group events.
- Remove yourself at least 24 hours before the event.
- No‑shows will likely be removed and blocked from the group.
- Last‑minute cancellations (“flaking”) may also result in group removal, especially when there is a waitlist.
👀 **Attending** **Without** **Being** **on** **the** **Going** **List**
- This is a security issue.
- **Do** **NOT** **turn** **up** **unannounced**.
- If you’re not on the Going list and haven’t arranged it with the organiser beforehand, you will be asked to leave.
- Event check‑ins are performed.
**🌱Why** **This** **Event** **Exists**
A few people have asked me to run something for singles, and Meetup is already full of solo attendees. Dating apps feel like a minefield, and IRL conversations tend to be and are rare and sometimes awkward. So this is an experiment — a soft‑launch into a more human, more organic way of meeting people for singles..
