At our last April Meetup ([https://www.meetup.com/volition/events/313622208](https://www.meetup.com/volition/events/313622208)), we broke down what we called:
**đ âThe best deal weâve seen in Toronto in 20 yearsâ**
\~6% cap
\~$11,000/month rent
\~$2,500/month cashflow
We didnât finish. We stopped the presentation short. And, in fact⌠This is where the deal started to fall apart.
**đ We didnât even get to the part where the real decisions had to be made.**
Instead of people immediately leaving after the presentation was done:
đ they stayed
đ they kept asking questions
đ and the #1 question was: **âWhenâs Part 2?â**
**So here it is â Dead Reckoning: Part 2**
(In true Mission Impossible styleâŚ)
**No clean path forward. Just decisions under pressure.**
If Part 1 was identifying the problemâŚ
**Part 2 is where we had to execute.**
Where we left off:
* Power of Sale (seller = lender, not owner)
* No protections (Schedule C overrides)
* Open permits with real risk
* Legally a duplex⌠not a 5plex
* Potential $250K HST exposure
**Most investors would walk away here. But we didnât.**
In Part 2, we go into what happened next:
* Financing starts to break down
* The deal has to be restructured under pressure
* Assignment is used to keep control
* Appraisal isnât ready⌠but a decision still has to be made
* The buyer is forced to consider going firm without full certainty
At multiple points, this could have:
* collapsed entirely
* failed financing at the last minute
* or left the buyer exposed to problems they couldnât unwind
**This wasnât a clean process.**
It was a series of decisions made under pressure â where getting it wrong could have cost hundreds of thousands of dollars.
**And most of what mattered⌠wasnât obvious.**
**This is the part most people never see.**
We arenât talking about the numbers. Weâre talking about:
đ The decisions
đ The pressure
đ The execution when things arenât clean
We had to figure out how to move forward â without exposing the buyer to unnecessary risk.
**Why this matters:**
Most people donât lose money on obvious bad deals.
They lose money when:
**âSomething feels off⌠and they donât know how to navigate itâ**
The biggest risks arenât always the ones that look scary â theyâre the ones people assume are fine.
If youâre actively investing â or planning to â this is the part you need to understand.
**Youâll leave with a very different lens on how to evaluate â and execute â deals like this.**

Crothers Woods Ravine Hike
Join us for a weekend trek through **Crothers Woods**, one of Torontoâs most unique urban forests. Hidden in the Don River Valley, this area features mature maple-beech forests and winding natural trails that make you forget you're just minutes from the downtown core.

* **Meeting Point:** Loblaws Parking Lot (Redway Rd Entrance) â Meet near the trailhead at the back of the lot.

* **Distance:** Approx. 5â7 km (Loops)
* **Difficulty:** Moderate. Expect natural dirt paths, some narrow ridges, and a few steep inclines/declines.
### The Route
Weâll head into the woods to navigate the interior loops, taking in the views of the Don River and the city skyline peeking through the canopy. We will likely end the hike by looping toward **Evergreen Brick Works** for those who want to grab a coffee or snack afterward.

* **Footwear:** Sturdy running shoes or hiking boots (trails can be muddy or slippery if it rains.
* **Water:** At least 1L.
* **Sun/Bug Protection:** Itâs a dense forest, so come prepared!

My community classes in High Park are by donation, for all bodies, and no experience is required. What is yoga? We combine breath, movement and awareness, all in the healing nature of High Park.

Wilder Series: Beaver Valley Mega Hike

***Get ready for one of the hardest day-hike adventures in Wilderness Union history!***
Welcome to the next installment of the Wilder Series: this gorgeous, nearly 30km hike through Beaver Valley is not for the faint of heart. The pay off, however, is incredible, as youâll pass multiple waterfalls, experienec stunning hilltop views and finish with a huge sense of accomplishment for completing this challenging adventure.
While more rural than wild, you will feel immersed in remote nature with few other people to be found as you trek along the trail. You can expect lush forest canopies, diverse terrain and a great group to adventure onwards with. Due to the length of this adventure, we will move at a continuous pace of 3-3.5km per hour.
While Ontario is fairly flat, this loop has significant elevation gain. You can expect a lot of ascents and descents throughout the day, which will make the distance covered more challenging but the views that much more exquisite.
Please note that attendees will need a high fitness level to successfully complete this adventure. This will be a serious challenge!
**Highlights**
**Stunning waterfalls:** Experience two of Ontarioâs most stunning water features- Eugenia Falls and Hoggâs Falls.
**Secluded wilderness:** Enjoy the feeling of near total seclusion on the trail. Just you, the forest and your fellow adventurers.
**Type 2 fun:** This adventure will not be easy but, for those willing to meet the challenge, it will be supremely rewarding!

Improv comedy uses several techniques to create laughter. These include, creating an atmosphere free of judgement, saying 'yes', active listening, being positive, putting your focus on others, and the importance of play and laughter.
Not coincidentally, these are the same things that happen to us naturally when we are bonding with another person.
In this class, we'll explore these techniques not with the goal of being funny, but with the goal of being people that other people want to be around.
The teacher, Ralph MacLeod, is a co-founder of two independent improv clubs in Toronto - Bad Dog Theatre and Social Capital Theatre. He's been teaching improv for over 30 years. He also teaches these same techniques to several organizations including UofT, Google, Kraft, Shopify and many, many more.

After every event, a group from this class sit down and have a drink together so be prepared to stay if you want! Of course, you don't HAVE to.
You also don't have to be single or bring a friend. The vibe of this class is much more 'making new friends' than a 'singles' mixer'.
We usually run to 8:15 so pay for extra parking!

Meet up with the group for an evening 13 km trail walk in the Oak Ridges / Bond Lake area, followed by dinner at Arjan Restaurant, 10145 Yonge St, Richmond Hill. Trail access and parking are available at the Bond Lake Trail Head, 12611 Yonge Street, with additional community parking options nearby. A perfect evening plan for anyone who enjoys a longer hike, good company, and a nice dinner after.

WE WILL BE MEETING AT THE SHARON WOODS METRO PARK - THIS MONTH ONLY.

Enter the park from Cleveland Avenue and stay on the main park drive until it dead-ends into a turn around parking lot. We will meet at the Schrock Lake Shelter just off this parking area to the right.
We will be taking a Guided Walk with access very near the shelter, on the Edward S Thomas trail, an ADA flat, hard-packed gravel surface trail. This walk will be led by Carrie Keller, Outdoor Naturalist at the park, and Megan Richley, Inclusion Coordinator for the Metro Parks.
Wear sneakers or other shoes covering the entire foot.
Sandals or flip-flops are ill advised.
Sighted guides will be available.
Target audience for this group is persons who are visually impaired, especially those who have experienced recent loss, however, all are welcome, including family members and supports. Light refreshments will be served.
There will not be a Conference Call option for this meeting.
