Rockville Drawing and Coffee Weekly Session - NOTE: PLEASE use RSVP process!
Expect a fun afternoon of drawing and socializing with like-minded artists!
Although each Session is 3 hours, feel free to drop in as your schedule permits. This is a casual gathering, and we know that people might only be able to stay a little while -- drop in, and stay, as long as you are having fun, and as your day allows.
**Note: about RSVP's, please respect the RSVP process. If you RSVP YES, you are commited and we are all looking to seeing you. If your plans change however, that's OK, but please be courteous and change your RSVP to NO. We are reaching the headcount limit regularly now and it is rude to take a spot and not relinquish it if your plans change... Respect others; don't be rude. Thank you for your cooperation**.
All skill levels are welcome -- this is not a competition.
This Group and all its Events are intended to be in equal parts, Drawing/Art AND Socializing. As such, conversation is expected and encouraged. ***However, in all cases, please refrain from discussion of Political topics.*** Our goal is enjoyment, in the form of drawing together while socializing, and political conversation is too polarizing for that to happen.
We are looking forward to seeing you there!
**Note (in parting): Be aware, and keep in mind that our group, meeting as it does at Starbucks, depends on this business's generosity for the space it allows us. As such, please make a point of purchasing something from the business to express our appreciation as a group using their facility. If you are experiencing hardship and can't afford a modest purchase, get my attention discreetly, and arrangements will be made with no judgment whatsoever. Thank you for your understanding... March Meetup: The Neighbor Favor
Join us for pur March meetup as we read Kristina Forest's "The Neighbor Favor!"
Beyond the Tidal Basin: Cherry Blossoms at the U.S. National Arboretum
This hike is perfect for those who want to experience the joy and wonder of the Cherry Blossom season beyond the Tidal Basin by strolling through DC's hidden treasure, the National Arboretum, where the blossoms are already bursting out and are nearly at their peak.
As we embark on this journey, we will first take a leisurely stroll through the National Grove of State Trees, where you'll see a stunning collection of trees representing each state in the United States. As we continue, we will pass through the Fern Valley Native Plant Collection, where we will immerse ourselves in the lush greenery and spot some of the unique fern species found in this area.
The highlight of this trip, of course, are the Cherry Blossoms, spread out across 450 acres. Our itinerary will take us through the most breathtaking scenery of the Arboretum. When the cherry trees are in full bloom, they create a sea of pink and white petals. We will be surrounded by the delicate fragrance of the Cherry Blossoms as we hike through this magical if ephemeral wonderland.
At the end of our hike, we will reach the iconic National Capitol Columns. These majestic columns, which once supported the East Portico of the U.S. Capitol, provide a picturesque spot for a rest and some stunning photo opportunities.
This hike is perfect for nature enthusiasts and anyone who wants to take in the breathtaking beauty of the Cherry Blossom season. Come and explore the US National Arboretum and experience the magic of nature!
Total length of this easy stroll is about 6 miles, most of it on paved roads and pathways. Bring plenty of beverages, lunch, bug spray, comfortable walking shoes, and the $5 Adventuring trip fee. Restrooms are available along the way.
Since the Arboretum is not Metro-accessible, we'll carpool at 10 a.m. that Saturday morning from the Rhode Island Avenue Metro Station. Those not participating in the carpool must use the Arboretum's New York Avenue entrance immediately east of Bladensburg Road. Park in either the large lot right at that entrance and walk to the Visitor Center, or continue driving to the smaller lot by the 24th & R Street NE gate; please note this gate is available only for cars exiting the grounds. Anyone taking a taxi/Uber/Lyft should ask to be dropped off at this gate, which is completely open to pedestrians. No matter how you get there, we will all rendezvous at 10:30 a.m. in front of the Visitor Center near the R Street gate.
**Dogs: Allowed**
**Fees: The Adventuring Trip Fee will be $5.**
**What to Bring: Sturdy shoes, bagged lunch, and at least 2 liters of water.**
**Park Information:** [National Arboretum](https://www.usna.usda.gov/)

How to Structure Real Estate Deals Using Seller Finance and Notes
Learn how seller finance and notes can create cash flow and new deal opportunities with 40-year investor Eddie Speed
**FREE TICKET** 🎟️ https://www.eventbrite.com/e/how-to-structure-real-estate-deals-using-seller-finance-and-notes-tickets-1984826171509?aff=cicmeetupapp
Most real estate investors only know one way to make money:
Buy the property. Fix the property. Rent it or sell it.
But there’s another side of real estate that can create cash flow, flexibility, and opportunity without only focusing on owning more property.
At this month’s Columbus Investors Club, Tiffany and Josh High are sitting down with Eddie Speed - a real estate veteran with 40 years of experience who has closed more than 50,000 note deals. He has spent decades helping investors understand how to structure deals through seller finance and notes, and how to think more like the bank instead of just the buyer.
This will be a practical conversation around a part of real estate most people have heard about, but very few truly understand.
If you’ve ever wanted to know how to create more opportunities in deals, generate cash flow in a different way, or understand how seller finance actually works in the real world, this is a night you want to be in the room for.
You’ll walk away thinking about deals differently, seeing new possibilities, and understanding how creative structuring can open doors that traditional investing alone can’t.
**What You’ll Learn**
* How seller finance works in real estate deals
* How notes fit into real estate and create opportunity
* How to structure deals more creatively
* How investors generate cash flow by focusing on the payment
* How to think like the bank instead of only focusing on owning the property
* How this strategy can create flexibility in today’s market
**Open Q&A - Ask Eddie Anything About**
* Seller finance and how to use it in real deals
* How notes work in a practical, beginner-friendly way
* Creating cash flow without only relying on rentals
* Structuring deals that others might miss
* How experienced investors think differently about financing
* Common mistakes investors make when they only focus on the property
**Why You Should Be in the Room**
Because the investors who win in the long run know how to do more than just buy houses.
They know how to structure. They know how to create terms. They know how to see opportunities other people miss.
This is the kind of conversation that can expand the way you think about real estate entirely.
Come ready to learn, ask questions, take notes, and connect with people who are serious about growing in this business.
**Reserve your free seat now - and be part of the conversation.**

PRICING WITH POWER: Charging What You’re Worth, Not What You Fear
**FREE LIVE WEBINAR: PRICING WITH POWER**
*Charge what you’re worth, not what you fear*
Ever felt like you’re working hard but still undercharging?
Like you know you can offer more, but when it’s time to say your price, you hesitate?
Yeah, this isn’t really about pricing.
It’s about certainty.
And once that shifts, everything else follows.
I’m hosting a free live session where we’ll talk about how to actually fix this. No fluff, no complicated theories. Just real shifts you can apply right away.
What we’ll go through:
• How to stop second guessing your pricing
• A simple way to price based on value, not just time
• Why confidence affects your income more than you think
• How to open up opportunities beyond one time income
[REGISTER HERE](https://triumphtracknow.com/weekly-momentum-series)
This is for you if:
• You feel like you should be earning more but aren’t
• You get uncomfortable when talking about money or rates
• You’re tired of overworking just to make enough
• You’re ready to take yourself more seriously
There’s also a bonus part where I’ll share how you can move into something more sustainable, not just client to client work.
No pressure, no hype
Just a solid session that might change how you look at your value.

The market changed—and most investors are still operating like it didn't.
Deals that used to work don't.
Buyers want different things.
And a lot of what's being taught right now is outdated or just wrong.
And, since 2011, it's been our job to make sure that our members are armed with the most up-to-date, real-world strategies for building wealth in Central Ohio real estate…
…so our mission with this meeting (and every meeting) is to give you the no-hype, warts-and-all info you need to succeed.
First, Wholesaling 101—a clear, real-world look at how wholesaling actually works today, what to pay, and how to stay out of trouble.
Then, Creative Deal Autopsies—real investors breaking down real deals with real numbers, real conversations, and real outcomes.
You'll also get the chance to put the presenters in the hot seat and ask any and every question you have about how they did their deals.
You'll learn:
1. What wholesaling actually is
2. How to calculate real offers
3. Where deals are coming from now
4. What buyers want
5. How creative deals are structured
6. What contracts and terms are used
7. What can go wrong—and how to avoid it
**Agenda:**
5:00–6:00: Free Light Dinner and Networking
6:00: Earlybird Meeting – Wholesaling 101
7:00: Buy-Sell-Trade (members only)
7:30: Creative Deal Autopsies
