At our last April Meetup ([https://www.meetup.com/volition/events/313622208](https://www.meetup.com/volition/events/313622208)), we broke down what we called:
**👉 “The best deal we’ve seen in Toronto in 20 years”**
\~6% cap
\~$11,000/month rent
\~$2,500/month cashflow
We didn’t finish. We stopped the presentation short. And, in fact… This is where the deal started to fall apart.
**👉 We didn’t even get to the part where the real decisions had to be made.**
Instead of people immediately leaving after the presentation was done:
👉 they stayed
👉 they kept asking questions
👉 and the #1 question was: **“When’s Part 2?”**
**So here it is – Dead Reckoning: Part 2**
(In true Mission Impossible style…)
**No clean path forward. Just decisions under pressure.**
If Part 1 was identifying the problem…
**Part 2 is where we had to execute.**
Where we left off:
* Power of Sale (seller = lender, not owner)
* No protections (Schedule C overrides)
* Open permits with real risk
* Legally a duplex… not a 5plex
* Potential $250K HST exposure
**Most investors would walk away here. But we didn’t.**
In Part 2, we go into what happened next:
* Financing starts to break down
* The deal has to be restructured under pressure
* Assignment is used to keep control
* Appraisal isn’t ready… but a decision still has to be made
* The buyer is forced to consider going firm without full certainty
At multiple points, this could have:
* collapsed entirely
* failed financing at the last minute
* or left the buyer exposed to problems they couldn’t unwind
**This wasn’t a clean process.**
It was a series of decisions made under pressure – where getting it wrong could have cost hundreds of thousands of dollars.
**And most of what mattered… wasn’t obvious.**
**This is the part most people never see.**
We aren’t talking about the numbers. We’re talking about:
👉 The decisions
👉 The pressure
👉 The execution when things aren’t clean
We had to figure out how to move forward – without exposing the buyer to unnecessary risk.
**Why this matters:**
Most people don’t lose money on obvious bad deals.
They lose money when:
**“Something feels off… and they don’t know how to navigate it”**
The biggest risks aren’t always the ones that look scary – they’re the ones people assume are fine.

Weekly Meditation
***Welcome to Community Mindfulness Meditation (GCNC Meditates)!***
**Where and when:** We meet at the **George Chuvalo Neighbourhood Centre** in the Junction Triangle in Toronto every **Monday from 7 pm to 8 pm**. Chairs, limited cushions, and yoga mats are provided (bring your own if you have a favourite)
**What and who:** weekly meditation sessions for and by neighbours and community members. No experience and no registration are needed and **attendance is free or by donation ($5 suggested, cash only in person)**. **How (structure):** We begin by settling in and grounding ourselves in the space, with an optional check-in to share how we are feeling, followed by a 25-minute guided meditation practice. After the period of formal practice, there is a period of optional sharing once again, where practitioners can share insights, reflections, challenges, questions, ponderings, and joys. We conclude our gathering with a dedication of the good generated from our practice to specific individuals or groups of individuals. We may also set an intention for the week ahead and share that—again, always optionally. We offer these practices in a space that is inclusive of all, while recognizing that mindfulness meditation is not a one-size-fits-all approach; we therefore encourage folks to follow their inner guidance whenever needed and to ask questions and for support or guidance whenever necessary. Both facilitators are trained in trauma-informed mindfulness instruction and keep that at heart in their guidance, recognizing that we all show up with different life experiences. Judgement of Paris - House Wine
This is the 50th Anniversary of the Judgment of Paris. Significantly, in 1976, California wines unexpectedly outperformed French wines in a blind tasting with nine French judges, challenging the perception that only French wines were of the highest quality. This event helped elevate the status of California wines on the global stage and is considered a pivotal moment in wine history.
House Wine, in Worthington, modestly, recreates that moment in history with a tasting both American and French wines in a fun, casual atmosphere. Arrive when you can and we'll have a table for gathering. Feel free to bring your own food as it is welcomed at this local gem or order from the newly opened Worthington Inn, or local favorites such as Dewey's, Everest, Jet, Worthington Tavern and The Whitney. Each person pays their tasting fee, typically $15, and gets their wine glass, then approximately five pours of the wines being served.
**Parking is tough**. Try the second lot behind House Wine accessed by the land by the back parking lot or the municipal lot one block north of House Wine.

**Weather permitting**, we’ll take a casual ride from Pickerington Ponds (Glacier Knoll) to Three Creeks and back.
Distance is **18–25 miles**, depending on where we turn around and whether we add a side loop.
Pace is around **12 mph**, but this is a fun, no‑drop ride — we can slow down as needed.

Karaoke + Freestyle (bring wine)
**Karaoke Night**: Bring your glee club friends. Enjoy a flashback to your choir days. No chorus line. It's all you baby. Sing. Shout. Scream. Lip sync if you need to. But do show up and do have a good time.
**On Freestyle night** \- just bring a bottle to share\. There is NO formal wine tasting like on other weeks\. Door charge is $10 \(cash or Venmo only please\)\. We may have some left over wines to clear out\! Glasses are provided\. Take Care\. See you there\.
**Parking**: There are several public parking lots near the Alive614 hall. Please be careful to NOT park in private parking lots. They do tow. Check Google maps to scope out your space. Anyone who is early could easily find a parking space on the street nearby. I am told that the Chase parking lot is safe after hours.
**Glasses**: …will be provided. Please note that after the wine tasting, the EMPTY glasses need to be returned to the boxes at the service table. Please do not make me hunt down your empty glass. Please be gentle, our glasses are fragile. Uh, they are made of glass!
**Food**: You are welcome to bring a snack to share. It is not required. Most people do though. If no one brings anything, there will be nothing.
**Code of Conduct**: Though mostly understood, it’s still worth mentioning. We don’t have rules per se, but we highly discourage the following topics of discussion because they are likely to incite anti-social responses - Sex, Politics, Religion. Please don’t mistake this as an attempt to limit your free speech rights but rather a guide to a place and time for appropriate discussions.
**After the lights go out**: After the last sip of wine, when we clean up and turn the lights out, if you still haven’t had enough of us, it is typical for a group to get together and go to a local eatery for food and/or drinks or coffee.
