Tri-City Real Estate Investor Club | October Meetup 🍂

We are excited to get the crew back together this month after a great September turnout—about 20 investors in the room, lots of gears turning, and some amazing conversations, it was a great night!

This month we will continue by sharing numbers on active opportunities in Kitchener-Waterloo-Cambridge. Recently, I’ve been seeing a steady stream of infill development sites along with small- to mid-sized multi-family buildings, and we’ll walk through the numbers on some of these real opportunities, and interestingly enough, some single family investments are starting to make sense because of how far prices have dropped.

I’ll also be showing you a tool my brother Matt and I have been developing that makes it simple to underwrite multi-family deals and quickly check if they qualify for CMHC MLI Select financing—higher leverage, better terms, and more clarity on whether a deal actually works. This was a labour of love for my brother developing this spreadsheet and for those investors actively in the multi-family space purchasing, I think you will enjoy this part of the evening. I'll use the tool live to underwrite a few active multi-family deals and share my insights.

On top of that, we’ll do a deep market update as I feel like the members last month got lots of value getting a better handle on where we are in the Waterloo Region. I think the best part of doing a market update is is helps give us a better perspective, allows us to become a more informed investors and gives us more confidence in making decisions.

Every month I’ll also share a quick update on our 10-unit infill development in Downtown Kitchener and the progression. We closed the property in July and are aiming to break ground in April 2026, so I’ll keep you posted as we move forward in the pre-construction phase, lots happening!
