I’m going to walk you through how this deal worked LIVE.

I bought a $115,000 house for $6,000.
And it was about a week away from foreclosure.

I had actually met the owner months before and told her to let me know if she wanted to sell the property.

Months went by. Then one night, around 10 p.m., I was scrolling through Facebook looking at houses when I saw one that looked familiar.

It was the same house.

A wholesaler had it under contract, but the deal wasn't moving and eventually expired. I worked directly with the family to work out something that worked for them.

The house had a complicated problem with the title. I spent months trying to locate a brother connected to the situation.

Eventually, I bought the house for $6,000, got it out of foreclosure, fixed it up, and rented it out.

That one property generated about $80,000, and over time, I made roughly $150,000 from it while collecting rent.
Sometimes the opportunity isn't the house itself. It's the problem attached to it that nobody has figured out how to solve.
