Shaz is a property finance specialist, founder of Elan Property Finance, and the face behind Where’s Shaz.
He helps property investors start, scale and grow their portfolios by arranging both short-term and long-term finance that actually gets deals done. Whether it’s bridging, development finance, refurb projects, HMOs, buy-to-lets or commercial property, her approach is simple: maximum output with minimum fuss.

Beyond the spreadsheets, Shaz is also an international speaker and podcast host who enjoys sharing the real stories behind property, finance and business. Motiul Islam
Motiul Islam is a public speaker and property investor born and raised in London’s East End. He is passionate about property investment and helping aspiring investors start their journey, build strong networks and achieve their goals.
Motiul began his property journey at 19 while studying Economics and Business Information Technology at the University of London. Balancing studies with property negotiations, he faced early setbacks when his first three deals fell through. However, he persevered and secured his first property at just 23 years old.
He went on to build his portfolio using “no money down” structured deals, acquiring and developing properties through strategies such as extensions, developments and title splits.
Today, Motiul focuses on finding, structuring and negotiating deals, with experience across HMOs, rent-to-rent, developments and refurbishments. His recent projects include commercial developments, joint ventures and mentoring other investors.

Charlotte Busby

Jason Patterson
Jason Patterson, aka the “Short Lease King,” owns a property training company and has mastered the short-lease property investment strategy.
His 25-year property journey includes transforming overlooked short-lease flats into profitable units by extending leases, refurbishing properties, and, in some cases, reconfiguring layouts to add an additional bedroom. He also purchases freeholds on occasions.
Jason’s journey began at Sainsbury’s, stacking bread—but he saw beyond the shelves. Every shift, he saved toward his dream of owning property. That hard work paid off, and he went on to purchase five flats while still working at Sainsbury’s.
