1st Time Developer, Kelsie LPJ: Lessons Building a 15-Unit Cottage Cluster

For our December meeting, we are welcoming Kelsie LPJ, who recently completed a 15-unit cottage cluster in Monmouth. Kelsie will share what she learned while taking this project from the purchase of a property with an aging home on it, through design, approvals, contractor coordination, a burn-to-learn demolition, and now lease-up. Through a creative zero-money-down structure, she was able to build $1.4 million in equity on her first larger development.

Kelsie accomplished this while chasing kids and navigating a difficult pregnancy, offering a grounded and realistic look at what it takes to bring a project of this scale across the finish line in the middle of real life - proving that major milestones in real estate are attainable even in the most challenging seasons of life.

She will speak about the decisions, challenges, and surprises she faced along the way, what she would approach differently next time, and the practical takeaways she believes other small-scale investors and aspiring developers should know as they step into bigger projects.
