“What I Wish I Knew Then…” Experienced Investors know that Formal Real Estate Education will only get you so far in your investment career. They understand that the best teacher for this business is the real world experience that comes from actually investing in property and making mistakes. They will also tell you that some of the most valuable education was obtained by listening to other investors. If given a platform, most Experienced Investors will share these experiences with anyone who will listen, primarily for sympathy, but also in interest of paying it forward and letting others learn from their mistakes. Newer Investors love to hear these stories and stand to benefit greatly by learning from those who have gone before. However, most New Investors are intimidated by the thought of approaching an Experienced Investor for fear of looking stupid. They do not attempt to start a conversation and miss a valuable opportunity to learn. Therefore, ACRE of Pittsburgh is proud to present “What I Wish I Knew Then…” Our June Monthly Meeting is an informal gathering of investors, new and experienced alike. We will bridge the gap between the New and Experienced by opening up the floor to anyone in the audience who would dare to speak. We invite everyone and anyone to discuss an experience from your investing career and share with the group “What I Wish I Knew Then…” Experienced Investors – It is time to pay it forward. Pick an experience in your past that, in spite of being painful, was a great learning experience for you. Share this experience with the group and educate them on what you learned from this experience. Not interested in speaking? Buying “Subject To” - The Good, the Bad and the Ugly Buying a property “Subject To” the existing mortgage is a great way to obtain investment property with financing in place. It is a useful tool that avoids all the hassles of sourcing financing and allows for a quick closing It is a godsend for home owners in financial distress that would otherwise lose their home to foreclosure and destroy their credit It is also one of the more dangerous financing methods for Real Estate Investors if not done properly. There are many different ideas on how to structure a “Subject To” transaction, A number of these ideas (including those taught by so called “gurus”) could potentially lead to the investor being sued by the homeowner or even worse, charged with fraud. “Subject To” Investing will be the main topic for ACRE of Pittsburgh’s July Monthly Meeting and will take an in depth look at this investment method including: • Why transferring the title without paying off the loan is not breaking the law. • Why attempting to hide the transaction from the bank is breaking the law • Potential perils that exist if title transfer is not recorded • Why a title transfer does not automatically result in a loan being called due • Reasons that a loan might be called due • Why nothing the investor does can void the Banks right to call the loan due • What an investor should be prepared to do prior to entering into a “Subject To” transaction • Why anyone thinking of executing a "Subject To" transaction should seek the advice and counsel of an Attorney experienced in these types of transactions Hope to see you there.
