After almost 7 years running in both Brisbane & Sydney we have finally expanded to include Melbourne as well.

Main Presentation - This months we have Tony Meredith (my personal Business Coach) talking to us about why most of us fail when setting goals. With the end of the year just around the corner many of us have set our sights on some pretty hefty achievements at the start of the year and are struggling to gain traction, so Tony is going to lay the groundwork to ensure that you get back on track & stay their to reach those lofty milestones that you are aiming for.
As you many of you know Tony has quit the rat race after just 3 years, & is now doing property developments full time whilst pursuing his passion as a Business Coach. He combines these 2 passions working with me on our Psychology of Property Development & also Property Development Formula courses.
Real Deal - This months Real Deal comes from Daniel Hain and was a Joint Venture Renovation deal with an existing property owner. The project was a full cosmetic Renovation of a 3 bedroom house on a 562 sq meter block in Wyndham Vale, Victoria.
At the time, the existing property owners who were managing the Renovation, ran out of money to finish so were looking to sell. Whilst Daniel wasn't in a position to acquire the property himself, he had the opportunity to use his time, money and skills to come in on the deal and finalise the project.
With an agreed sales price negotiated at the start, and with Daniel not ever having to acquire the property, he was able to save on the usual purchase costs, like stamp duty and legals etc, and make a great profit from the end sales price!
The project did however come with a few hiccups, with a lesson or two learnt about having the correct documentation organised between Joint Venture parties, to ensure there are no issues during the process.
As with all Real Deals you will learn from the experience of others within the group as they present their own deals, and see what can go right and what can go wrong in their project, what profit they projected and then what profit they actually achieved.
