This month's Real Deal presentation comes from Dale Barrett and will be an interesting one indeed!

The project was a battle-axe subdivison on a 726m2 block with a cosmetic renovation to the existing house, and a new build single storey villa at the rear.

The property is located 1km from the beach in Altona, inner west Melbourne and the aim was for the current Owner (and Mother-in-Law) to keep the property as an investment upon completion.

The project itself should have been fairly straight forward however Dale experienced SEVERAL challenges including multiple design revisions and a 12 month submission process with Council, issues with the Stormwater design, incorrect placement of land surveying pegs which were only noticed the day the slab was being poured, and problems with Bricklaying work delaying the project by 5 weeks! To say that Dale learnt a lot about Building & Property Development throughout this project is an understatement!

You'd think a project like this may scare away most, but for Dale it gave him absolute clarity that Property Development was for him and now he is ready to take on any future project issues that get thrown his way!

As with all Real Deals though you will learn from the experience of others within the group as they present their own deals, and see what can go right and what can go wrong in their project, what profit they projected and then what profit they actually achieved.
