THIS MONTH:

This months Industry Expert will be Michael Knights, Director of Horizon Property Alliance, who will be sharing his knowledge around the National Disability Insurance Scheme (NDIS) and Specialised Disability Accommodation (SDA).

These investment properties are expected to return 10% - 20% net, with an average buy in price of $550,000. The government then pays the rent on behalf of the participant with disabilities, which generally equates to approximately $100,000 per year for 4 tenants.

In his presentation, Michael will cover:

Michael, who is the Director of Horizon Property Alliance located on the Sunshine Coast, is a boutique developer / investor and has been working in the Real Estate industry for more than 30 years. He has been featured on TV shows such as “Hot auction”, “Location, Location” & “Hot Properties”.

His company, Horizon Property Alliance specialises in high yielding, positive cashflow developments like Duplex / Dual Key Projects and Specialised Disability Accommodation.

Real Deal - This months Real Deal will be from the one and only…me (Rob Flux)!

The project I will be sharing was a staged development stacking multiple strategies, including both Subdivision and Townhouse elements to create bigger opportunities. This two stage development helped manage cashflow, however suffered ongoing tenant challenges which critically impacted the profitability of the project.

As with all Real Deals though you will learn from the experience of others within the group as they present their own deals, and see what can go right and what can go wrong in their project, what profit they projected and then what profit they actually achieved.
