Have you ever faced buying a property through a silent auction? They can be highly competitive, and the agent gives NO indication of the expected price or existing offers!!!
Peter had to have absolute trust in his feasibility to offer his best price and best terms - some of which would have made the most seasoned developer squirm given that the existing DA had not yet been put out for Public Notice! Yikes!
This project was a wild ride for Peter right from the beginning:
- Existing DA had many issues impacting yield
- DA Revised: Replaced ALL existing Consultants attached to the original DA
- Earthworks Budget: Dug 20 large test pits to visually inspect the soil
- Tree Troubles: 40 additional trees discovered post-DA revision
- New Portal Process: NALL permit application approval time extended from 5 days to 15 days!
- Neighbours Trees: not factored into original design shortening road by 4m!
- Council Staff Turnover – Three different Assessors all with new questions that triggered design revisions! Augghhh!
- Koala Conundrum – Unexpected pre-start meeting visitor & the fauna catcher called in sick!This subdivision is Stage 1 for this project. Stage 2 will see Peter build 5 new homes on the newly created land lots.
