2025 is in the can. I've already found good leads this year. Some sellers have had enough and are ready to take our offers. Do you know where to find them?

Also BIG DEAL... in some areas the prices are dropping enough for the property to actually cash flow. I'm talking about good basic houses that the rents will be enough to pay all expenses and leave a few bucks for you. This is not the usual situation in Southern California. Last time SoCal houses cash flowed was 2009~2014.

At this lunch we'll look to the year ahead here in the Coachella Valley and dig deep into the WHAT and the WHERE for flips and cashflow rentals.
