I always try and have something that people can use in their pursuits. I was inspired by some work I did on a home recently. This week, I'm going to discuss things in a house that can turn a project into a money pit. Some are easily checked and others knowledge of what to look for is key. The obivous ones are the roof, foundation and HVAC (heat, ventilation, air conditioning). Then there are some others that require lots of dollars to take care of and may not be as obvious. They are "suppose to be" disclosed on sellers disclosure form, but like anything else if you have to go down that street its more time and money. There is a very good rule to remember, "when ever a case goes to trial, the only people that win are the attorneys".
Added bonus: Things to have on hand before water comes through the ceiling. Actual incident and how it could have cost the homeowner thousands, but thanks to a good guy, she got bailed out.
