Last meeting in July the topic of how to find houses was discussed. Once you find a house, then the biggest and one of the most important questions is how much should I pay for a house. Pay too much for a house and you can lose money - a lot of money. If you don't offer enough then the house could go to somebody else. There will be deals that somebody else pays more and you don't get a house. If you are any good with your numbers then its them that will not be making money. Two things that will dictate how much you should pay for a house are the price that the house will sell for when fixed. How much is it going to take to fix the house up to the level of the neighborhood. The other overlooked thing is the holding cost. When you buy a house, the cost meter starts running and keeps running until you sell the house. Some of the things that are going to have to be considered are property taxes, insurance, interest if borrowing and utilities. We will discuss some of the things to look for and things that can be deal busters. Sellers disclosures can be helpful, but they are not always going to be available. Having good contractors can be really helpful in getting to this price. We will also discuss about not using the "magic eraser". Things to look for when you are walking a property. If you have a house that we can walk and look at, that is a great way to put theory into play. Let me know and we can meet there and go to dinner after.

What we're about

Our group is for local folks interested in real estate investing. We range from "never done a deal" to well-seasoned investors. The focus of our meetings is on education, networking and doing deals together; all so that we may become better investors.

Our format includes formal and informal speakers. Oftentimes our members are our best educators; they are local, have local contacts and know the market. We also will have local well-known real estate speakers. Round table discussions are held when a member "throws out a topic on the table" and we all share what we know and don’t know about it.

Meetings are held in and around the city of Denton and we are currently testing several locations (suggestions are welcome). We typically meet the 3rd Friday of the month during lunchtime from 12-1:30 pm.

At this time, the requirements are to meet face-to-face, buy your lunch from our location’s provider, contribute a tip to our server and $5 towards the speaker’s lunch and Meetup dues.
